The Project Manager will monitor progress, resolve issues, and provide leadership on-site to maintain a productive and efficient work environment.</p><p style='margin-top:0in;margin-right:0in;margin-bottom:10.0pt;margin-left:0in;line-height:115%;font-size:15px;font-family:\"Cambria\",serif;' data-pasted=\"true\">Job Type: Full-Time</p><p style='margin-top:0in;margin-right:0in;margin-bottom:10.0pt;margin-left:0in;line-height:115%;font-size:15px;font-family:\"Cambria\",serif;'>FLSA Status: Exempt</p><p style='margin-top:0in;margin-right:0in;margin-bottom:10.0pt;margin-left:0in;line-height:115%;font-size:15px;font-family:\"Cambria\",serif;'>Work Location: Denver, Colorado metropolitan area</p><p style='margin-top:0in;margin-right:0in;margin-bottom:10.0pt;margin-left:0in;line-height:115%;font-size:15px;font-family:\"Cambria\",serif;'><span style=\"font-size: 14px;\"><strong>Duties and Responsibilities</strong></span></p><ul><li data-pasted=\"true\">Oversee day-to-day operations of construction projects, ensuring work is completed according to plans, on schedule, and within budget.</li><li>Manage project schedules, resources, and ensure that materials and equipment are available as needed.</li><li>Maintenance readiness to respond to job sites with minimal notice. &nbsp;Capable of traveling for extended periods of time to jobsites. &nbsp;Capable of working away from office for extended periods.&nbsp;</li><li>Coordinate work between subcontractors, vendors, and stakeholders to ensure timely project completion.</li><li>Lead and supervise on-site personnel, including subcontractors, laborers, and field staff, to maintain high standards of quality and productivity.</li><li>Enforce strict adherence to safety protocols and regulations; conduct regular safety meetings and inspections to ensure compliance with OSHA and local safety standards.</li><li>Monitor and inspect the quality of construction work, ensuring compliance with specifications, building codes, and regulatory standards.</li><li>Track project expenses and monitor budgetary goals to ensure cost-effective resource allocation and prevent overruns.</li><li>Address and resolve on-site issues such as delays, conflicts, or technical challenges in a timely and effective manner.</li><li>Ensure necessary materials and equipment are ordered, delivered on time, and in proper condition to avoid delays.</li><li>Act as the primary point of contact for clients, architects, engineers, and stakeholders, providing regular updates and addressing concerns or scope changes.</li><li>Maintain accurate records of project activities, including daily logs, progress reports, and documentation of changes.</li></ul><h2><span style=\"font-size: 14px;\">Qualifications</span></h2><ul><li>Construction superintendent/project management experience required.</li><li>Multifamily renovation experience highly desired.</li><li>Proficiency in Microsoft Office Suite including Word, Excel, and Outlook.</li><li>Strong written and verbal communication skills.</li><li>Strong communication, problem-solving, and leadership skills are essential to effectively manage multiple teams and keep projects on track.</li><li>Attendance and punctuality are essential for success.</li></ul><h2><span style=\"font-size: 14px;\">Required Competencies</span></h2><ul><li>Leadership &ndash; ability to direct and motivate diverse teams toward achieving project goals.</li><li>Problem Solving &ndash; skilled in analyzing complex issues and developing effective solutions.</li><li>Communication &ndash; clear and professional written and verbal communication with stakeholders at all levels.</li><li>Time Management &ndash; ability to prioritize tasks and manage multiple projects simultaneously.</li><li>Technical Knowledge &ndash; strong understanding of construction methods, safety regulations, and industry best practices.</li><li>Collaboration &ndash; ability to build strong working relationships with clients, subcontractors, and internal staff.</li></ul><h2><span style=\"font-size: 14px;\">Working Conditions and Physical Requirements</span></h2><p>This role combines field and office work. The Project Manager must lift materials, climb multiple stories, and work outdoors in varied weather. Office duties include email correspondence and project documentation. Proper safety practices and PPE minimize hazards. The position requires managing stressful situations, occasional long or weekend hours, frequent travel by car, and regular use of a personal cell phone.</p><p>This job description is not exhaustive.
