As a critical member of the property leadership, you will oversee all aspects of property maintenance, ensuring the safety, functionality, and aesthetic quality of the community. You’ll lead a team of maintenance professionals, manage compliance and preventive maintenance programs, and support the property’s overall performance.</p>\n<h3><strong>Key Responsibilities</strong></h3>\n<h4><strong>Leadership & Team Development</strong></h4>\n<ul>\n <li><p>Build and lead a high-performing maintenance team, fostering professionalism, teamwork, and accountability.</p></li>\n <li><p>Provide ongoing training, supervision, and mentorship to maintenance staff.</p></li>\n <li><p>Promote a culture of safety, quality workmanship, and exceptional service.</p></li>\n <li><p>Ensure timely and professional response to all service requests.</p></li>\n <li><p>Set a strong example in work ethic, integrity, and a resident-first mindset.</p></li>\n</ul>\n<h4><strong>Property Operations & Administration</strong></h4>\n<ul>\n <li><p>Oversee all building systems including HVAC, plumbing, fire protection, and general repairs.</p></li>\n <li><p>Implement and manage all preventive maintenance and safety programs.</p></li>\n <li><p>Conduct regular inspections of buildings, units, common areas, and grounds to ensure safety, cleanliness, and functionality.</p></li>\n <li><p>Maintain all mechanical systems and equipment (e.g., boilers, water heaters, HVAC units) in good working order.</p></li>\n <li><p>Respond to emergencies and participate in emergency preparedness planning.</p></li>\n <li><p>Supervise and support unit turns, ensuring work is completed on schedule and to high standards.</p></li>\n <li><p>Coordinate and oversee all vendor and contractor work; obtain bids and negotiate pricing when needed.</p></li>\n <li><p>Accurately complete and maintain work order documentation and inspection reports.</p></li>\n</ul>\n<h4><strong>Financial & Strategic Support</strong></h4>\n<ul>\n <li><p>Support the General Manager in maintaining occupancy above 99% and collections above 99%.</p></li>\n <li><p>Assist with the creation and management of property and capital budgets.</p></li>\n <li><p>Identify and implement cost-saving initiatives and revenue-generating opportunities (e.g., resident bill-backs).</p></li>\n <li><p>Track and manage maintenance spending, ensuring alignment with budget goals.</p></li>\n <li><p>Partner with the Regional Facilities Manager to monitor capital projects and long-term maintenance planning.</p></li>\n</ul>\n<h4><strong>Customer Experience & Community Engagement</strong></h4>\n<ul>\n <li><p>Foster strong resident relationships through timely, courteous service and proactive communication.</p></li>\n <li><p>Report any resident issues or concerns to the General Manager promptly.</p></li>\n <li><p>Help build positive relationships with university partners, local officials, neighbors, and vendors.</p></li>\n <li><p>Represent Campus Life & Style’s brand and culture in all interactions.</p></li>\n</ul>\n<em>The activities listed above may not be all inclusive.</em>\n<h2>Qualifications</h2>\n<h3><strong>Qualifications & Systems Proficiency</strong></h3>\n<ul>\n <li><p><strong>Certifications:</strong></p>\n  <ul>\n   <li><p>EPA 608 / HVAC Certification required.</p></li>\n  </ul></li>\n <li><p><strong>Technical Expertise:</strong></p>\n  <ul>\n   <li><p>Proficient in basic building systems, including HVAC, electrical, and plumbing.</p></li>\n   <li><p>Experience with <strong>Make Ready</strong> processes and unit turnover.</p></li>\n   <li><p>Familiar with <strong>building automation systems</strong> and <strong>life safety systems</strong>.</p></li>\n  </ul></li>\n <li><p><strong>Software Skills:</strong></p>\n  <ul>\n   <li><p>Proficient in Microsoft Outlook, Word, and Excel.</p></li>\n   <li><p>Experience using property management platforms, preferably <strong>Entrata</strong>.</p></li>\n  </ul></li>\n <li><p><strong>Regulatory Knowledge:</strong></p>\n  <ul>\n   <li><p>Working knowledge of <strong>Fair Housing Laws</strong>, <strong>EEO Laws</strong>, and <strong>LIHTC and market-rate housing programs</strong>.</p></li>\n  </ul></li>\n <li><p><strong>Experience Required:</strong></p>\n  <ul>\n   <li><p>3–5 years of experience managing building systems in a <strong>student housing or multifamily</strong> setting.</p></li>\n   <li><p>3 years of <strong>supervisory experience</strong> in a maintenance leadership role.</p></li>\n   <li><p>At least 2 years of experience managing <strong>building automation and safety systems</strong>.</p></li>\n  </ul></li>\n <li><p><strong>Other Requirements:</strong></p>\n  <ul>\n   <li><p>Ability to manage multiple priorities, projects, and deadlines effectively.</p></li>\n   <li><p>Strong organizational and communication skills.</p></li>\n   <li><p>A valid driver's license and the ability to respond to after-hours emergencies.</p></li>\n   <li><p>Must successfully pass a <strong>criminal background check and drug screening</strong>.</p></li>\n  </ul></li>\n</ul>\n<h3><strong>Who You Are</strong></h3>\n<p>We’re looking for someone who thrives in a fast-paced, hands-on environment and who sees every challenge as an opportunity to improve the resident experience.
