In the absence of an OSM-specific Project Manager, this position takes full ownership of scope leadership, acting as the key decision-maker and final point of escalation before issues reach upper management.</p>\n<p>&nbsp;</p>\n<p><strong>Salary Range:$98,000.00 - $160,000.00 Annually Depending On Experience</strong></p>\n<p>&nbsp;</p>\n<p>&nbsp;</p>\n<p style=\"margin-left:0in\"><strong>Essential Responsibilities:</strong></p>\n<ul>\n <li>Oversee and coordinate daily OSM activities across multiple subcontractors, vendors, and internal OSM staff.</li>\n <li>Ensure adherence to project schedule, budget, quality standards, and safety protocols.</li>\n <li>Maintain strong field presence to verify proper installation, sequencing, and safe work practices.</li>\n <li>Lead OSM quality control efforts from preconstruction through commissioning and punch list.</li>\n <li>Review and process submittals, RFIs, and change documents to ensure technical accuracy and scope alignment.</li>\n <li>Support OSM budgeting, cost tracking, and subcontractor buyout processes.</li>\n <li>Manage OSM subcontractor contracts, modifications, and billing, including schedule of values.</li>\n <li>Act as the technical advisor and coordination hub for all OSM-related scopes.</li>\n <li>Partner closely with the Lead Superintendent (if assigned) to manage field operations and resolve issues.</li>\n <li>Maintain proactive communication with clients, design professionals, and project stakeholders to anticipate and address challenges.</li>\n <li>Support vendor and supplier selection, ensuring capability and capacity meet project needs.</li>\n <li>Drive timely issue resolution and ensure proper escalation when necessary.</li>\n <li>Assist in estimating, staffing planning, and resource allocation for OSM scopes.</li>\n <li>Provide leadership that fosters a collaborative, solutions-focused project culture.</li>\n</ul>\n<p style=\"margin-left:0in\">&nbsp;</p>\n<p style=\"margin-left:0in\"><strong>Qualifications:&nbsp;</strong></p>\n<p style=\"margin-left:0in\">Professional Experience and Education</p>\n<ul>\n <li>Minimum 5 years of construction or prefabrication experience, with industrial or high-tech project experience preferred.</li>\n <li>OSM, modular, or prefabricated construction experience strongly preferred.</li>\n <li>OSHA 30 certification required (may be obtained after hire).</li>\n <li>High school diploma or GED required, bachelor’s degree in engineering, construction management, or related field preferred.</li>\n <li>Knowledge of materials and methods of mechanical, process, electrical, and structural construction.</li>\n</ul>\n<p style=\"margin-left:0in\">Position Related Skills</p>\n<ul>\n <li>Proficiency in Microsoft Office 365 (Excel, Word, Outlook, PowerPoint, Teams) and familiarity with network-based systems.</li>\n <li>Experience with project management software (Prolog, Procore, E-Builder, Bluebeam, Microsoft Project, Primavera P6).</li>\n <li>Familiarity with design software such as AutoCAD (optional), Revit (optional), and Navisworks (preferred).</li>\n <li>Ability to read and interpret both 3D and 2D construction documents and specifications.</li>\n <li>Understanding of CSI specification system for construction.</li>\n <li>Proven leadership ability to manage diverse teams and drive results.</li>\n <li>Strong interpersonal skills with the ability to build trust and rapport across all project levels.</li>\n <li>Excellent decision-making and problem-solving skills under pressure.</li>\n <li>Strong organizational skills with the ability to manage multiple priorities simultaneously.</li>\n <li>Exceptional written and verbal communication skills.</li>\n <li>Flexible schedule to support extended hours or off-shift work as project needs require.</li>\n</ul>\n<p>&nbsp;</p>\n<p><strong>Physical and Mental Requirements:&nbsp;</strong></p>\n<ul>\n <li>Combination of desk work and active field presence throughout the day.</li>\n <li>Ability to climb ladders, scaffolds, and stairs; work in confined spaces.</li>\n <li>Frequent use of hands, arms, and legs for both office and field tasks.</li>\n <li>Vision requirements include close vision, depth perception, and focus adjustment; must be able to operate a vehicle with a valid driver’s license.</li>\n <li>Tolerance for high-noise environments (hearing protection provided).</li>\n <li>Ability to lift or carry up to 50lbs to a height of 3 feet and transport it 50–100 feet.</li>\n <li>Frequent bending, twisting, kneeling, crouching, or crawling to inspect work.</li>\n <li>Must exercise independent judgment and maintain mental alertness to address issues quickly and effectively.</li>\n</ul>\n<p>&nbsp;</p>\n<p>Application review will consider without limitation the following criteria: qualifications, education, and experience specific to the job description/duties as well as prior experience with Hoffman Construction.
