    "requisitionDescription": "<div><p id=\"isPasted\"><strong>Service Technician (Electrical) &ndash; Cox Property Management, Inc - Johnson City, TN</strong></p><p>The <strong>Service Technician (Electrical)&nbsp;</strong>position is a full-time employment opportunity within the Commercial Property Management division of Mitch Cox Companies known as Cox Property Management.&nbsp;</p><p><strong>Position Purpose:</strong></p><p>This position requires but is not limited to the following objectives: assist with the maintenance of commercial facilities; interface with clientele, tenants, and contractors; and be able to troubleshoot and repair problems and complete work orders under tight deadlines without compromising quality of work.</p><p><strong>Primary Responsibilities:</strong></p><p>&middot; Process and complete work orders</p><p>&middot; Troubleshoot, repair and maintain electrical systems for commercial facilities&nbsp;</p><p>&middot; Replace or install new branch circuits for equipment (EMT conduit and/or MC cable)</p><p>&middot; Retrofit existing lighting fixtures with new LED conversion bulbs/tubes</p><p>&middot; Replace and/or install new LED fixtures</p><p>&middot; Repair and/or replace exterior site lighting and parking lot lighting&nbsp;</p><p><strong>Additional Job Duties May Include:</strong></p><p>&middot; Perform general repairs &amp; routine maintenance items for commercial facilities</p><p>&middot; Perform or assist with minor plumbing or HVAC repairs</p><p>&middot; Install and remove real estate signage</p><p>&middot; Conduct gutter/roof inspections and maintenance</p><p>&middot; Patch, repair, and paint drywall&nbsp;</p><p>&middot; Maintain interior and exterior doors and door hardware</p><p>&middot; Collect litter/debris from commercial property grounds&nbsp;</p><p><strong>Minimum Requirements:</strong></p><p>&middot; Valid driver&rsquo;s license</p><p>&middot; Experience with hand tools and power tool equipment</p><p>&middot; Proven work experience in the electrical trade</p><p>&middot; Ability to work independently with minimal supervision and guidance</p><p>&middot; Ability to lift up to 80 lbs.</p><p>&middot; Ability to climb ladders, operate aerial lifts, and work on commercial roofs.</p><p><strong>Incentives</strong></p><p>&middot; Company vehicle and all tools provided</p><p>&middot; 401(k) match up to 3.5%</p><p>&middot; Medical, dental and vision insurance</p><p>&middot; Accelerated PTO accrual plan and paid holidays</p><p><strong>Compensation</strong></p><p>The approximate pay scale for this position is between $20 - $24 per hour, based upon experience and qualifications.</p><p><strong>Company Description</strong></p><p>Cox Property Management, Inc. provides comprehensive property management services for over 2 million square feet of office, retail and industrial users.
