About the job: The Building Control Specialist 1 is responsible for performing a variety of HVAC maintenance duties to ensure the adequate and efficient operation of the HVAC systems, including maintenance, modification, and repair. This classification also assists the Building Control Specialist 2 with performing electrical and building systems work. Distinguishing Characteristics: The Building Control Specialist 1 is distinguished from the Building Control Specialist 2 as the Building Control Specialist 2 requires more technical knowledge and credentials for performing electrical and building systems work. A day in the life: Duties may include, but are not limited to the following: Maintains preventive maintenance schedules and procedures for all HVAC equipment, including changing of filters and cleaning condensers and coils. Diagnoses and repairs malfunctions in various types of heating and air conditioning systems and components and of electrical motors; maintains and repairs refrigeration equipment; monitors and maintains chemical levels on closed system hot/chilled water loops. Performs research, analysis, and makes recommendations pertaining to energy efficiency of HVAC equipment. Maintains refrigerant records to meet federal requirements. Assists the Building Control Specialist 2 in overseeing, troubleshooting, and performing maintenance on various complex building operating systems and components, including HVAC systems (air handlers, boilers, chillers, etc.), elevators, and fire detection and suppression systems. Assists the Building Control Specialist 2 with constructing, maintaining, repairing, installing, and expanding electrical systems and associated controls and equipment following established operating procedures and codes. Reads, interprets, and advises on the preparation of construction drawings. Acts as a Mandatory Reporter; reports incidents of child abuse/neglect. Performs other job-related duties as assigned. Schedule: Monday - Friday 6:30am - 3:00pm

    "requirements_text": "What you'll need for success:\n Strong Knowledge of :\n Operations and maintenance of HVAC equipment;\n Methods, materials and tools used in the repair and maintenance of a modern building complex;\n Use of sophisticated testing equipment and tools necessary to trouble-shoot problems;\n Occupational hazards and proper safety precautions;\n Safety procedures around energized equipment;\n Operating features and maintenance procedures of temperature control and air circulation equipment;\n Current mechanical, electrical, and plumbing codes pertaining to HVAC system operation and installation;\n Basic arithmetic and mathematic principles;\n Applicable laws, regulations and codes;\n Preventive maintenance practices and procedures; and\n Occupational hazards and standard safety precautions necessary in electrical work.\n Skill and Ability to:\n Operate various specialized testing equipment;\n Demonstrate high performance standards in HVAC troubleshooting;\n Read and interpret schematic drawings, blueprints, and control system diagrams;\n Follow oral and written instructions;\n Understand follow technically complex procedural manuals;\n Communicate effectively both verbally and in writing, including to present instruction on technical problems to non-technical people;\n Make arithmetic calculations;\n Perform a variety of manual tasks for extended periods of time and under unfavorable conditions;\n Excellent troubleshooting, and problem-solving skills;\n Manage building and HVAC controls using JAVA platforms;\n Demonstrate strong initiative and use good judgment;\n Work independently in the absence of supervision;\n Proficiently operate HVAC equipment, computers, and software relevant to maintenance management systems, data entry, word processing and e-mail applications; and\n Independently perform electrical work including design, installation, maintenance, and repair;\n Work cooperatively with others; and\n Create and maintain positive, constructive and respectful relationships with staff and the general public.\n What we're looking for:\n Education, Experience, and Training:\n High school diploma or equivalent; AND\n Three (3) years of progressively responsible experience in HVAC trade; OR\n Any satisfactory combination of education, experience and training.\n License and Certifications:\n Possession of, or ability to obtain valid Oregon driver’s license within 30 days with an acceptable driving history as defined by district driving policy.\n Possession of, or ability to obtain within 30 days of hire, an Environmental Protection Agency universal certification.\n Tridium Niagra AX or N4 certification, preferred.\n Brazing certification, preferred.\n Supervision Received:\n Works under the general supervision of a Supervisor. Follows standard processes and procedures without supervision but confirms changes to standard practices and significant decisions in advance.\n Supervision Exercised:\n Supervision is not normally a responsibility of this position. However, may provide guidance and consultation to District staff, contractors, and volunteers.\n Working Conditions:\n The following are working conditions, including environmental and physical demands, required for this classification.\n Work is performed both in office environment and outdoors, which includes exposure environmental conditions such as extreme temperatures and dust, fumes, and other irritants.\n Incumbents may be subjected to moving mechanical parts, electrical currents, poor ventilation, gases, inadequate lighting, vibrations, chemicals and intense noise.\n Must be able to travel to locations in, around or outside the greater Bend area.\n Ability to walk and stand for sustained periods of time, and requires squatting, kneeling, bending, twisting, balancing, climbing, fine motor control, and the ability to lift and carry up to 75 pounds, and push/pull 100 pounds.\n Making substantial movements (motions) of the wrists, hands, and/or fingers and constant use of hands and arms and may require overhead reaching.\n Duties involve frequent exposure to confined spaces, loud noises, slippery and/or uneven surfaces, and working at heights.\n May require working during off-duty hours to cover for emergency call-outs.\n Application consideration and wage calculation:\n To be considered for this position, applicants must have a complete online application.
