Description
Ram Realty Advisors LLC ("Ram") is a real estate investment management firm specializing in multifamily, mixed-use, and grocery-anchored retail in select high-growth markets throughout the Southeast. The firm’s portfolio comprises assets across the investment risk spectrum, including core-plus, value-add, and opportunistic strategies. Founded in 1978, Ram and its predecessor entities have deployed over $5.0 billion of capital on behalf of institutional partners. The Director, Asset Management position is the primary driver of successful business plan execution, direct oversight of property management firms.
Essential Duties and Responsibilities:
· Maximize value of the assets through discernment and driving PM firms to increase revenue and manage expenses wherever possible, while maintaining a high standard of care for the assets in your portfolio.
· Maintain highly detailed working knowledge of the region/market to make better property level decisions (e.g., pricing, enhancements, marketing plans, etc.). The knowledge should be driven by direct contact with competitive properties in addition to 3rd party research reports.
· Engage and manage 3rd party service provider relationships, including property management, marketing, and other professionals. Maintain active and consistent dialogue, challenge key operating assumptions, monitor performance, provide direct feedback, and where necessary, resolve conflict.
· Asset managers are expected to visit their properties and be in the market on a monthly basis. Travel required.
· Actively monitor changes in the local property markets, and/or asset level issues and recommend modifications to the business plan. Changes may include requests for additional capital, a shorter (or longer) holding period, etc.
· Prepare quarterly asset reviews, provide assumptions for forecast and valuation models, and other content for external fund reporting.
· Review and approve annual operating budgets. Monitor financial performance, including ensuring accuracy and completeness of third-party property management company prepared monthly financial reports.
· Actively participate in discussions with senior leadership regarding significant changes in the business plan and recommended timing of disposition.
· Make periodic presentations to internal teams regarding asset performance and progress against original (or revised) business plans.
· Facilitate communication across departments (both internal and external), as well as across regions and asset types (exchange of ideas).
· Maintain active working relationships with major employers (source of potential residents), local government(s), economic development organizations, and industry associations.
