Primarily responsible for maintaining organizational and industry standards for safety and physical integrity of the building, focusing on the appearance of the community and working within established budget at all times. &nbsp; Ensure all vacated apartments are thoroughly restored to market ready status, and that service requests are completed in a timely manner.</p><p><strong>&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp;**NEW FC EMPLOYEES ELIGILBLE FOR A $1000 SIGN ON BONUS**</strong></p><p><strong>Primary Duties/ Responsibilities</strong></p><ul><li>Ensure all vacated apartments are thoroughly restored to market ready status, and that service requests are completed in a timely manner</li><li>Monitors and replaces lights as necessary</li><li>Repairs and/or replaces windows, latches, screens, hinges, sliding glass doors, shelves, smoke alarms, baseboards, mirrors, closet doors, ceiling fans, mini blinds, faucets, sink plugs, washers, holes in the walls, and hangs drapes</li><li>Repair all appliances and reports problems to Community Manager</li><li>Monitors and changes locks, and make keys as necessary</li><li>Performs exterior repairs to sinks and bathtubs, and minor repairs and replacement of bathroom tile</li><li>Supervises maintenance staff and schedules work to be performed</li><li>Works on assignments that are complex in nature where considerable judgment and initiative are required in resolving problems and making recommendations</li><li>May determine methods and procedures on new assignments and may provide guidance to other nonexempt personnel</li><li>Required to be on-call.</li><li>All other duties as assigned.</li></ul><p><strong>Minimum Requirements</strong></p><ul><li>4-6 years of practical experience with demonstration of required skills</li><li>HVAC certification</li><li>Knowledge of OSHA requirements</li><li>Must have a valid Driver&rsquo;s License</li></ul><p><strong>Preferred Requirements&nbsp;</strong></p><ul><li>Make ready experience helpful with advanced knowledge of pools, plumbing, electrical, etc.</li><li>Fair housing training and certification for Apartment Maintenance Technician</li><li>Drywall and painting experience</li></ul><p><strong>Working Conditions</strong></p><p>An occupational exposure to blood or other potentially infectious materials can be expected. May be asked to clean up bodily fluids with appropriate training and personal protective equipment provided.</p><p><strong>Physical Requirements&nbsp;</strong></p><p>While performing the duties of this job, the following functions are required:</p><p>CONSTANTLY: standing/walking, bending/stooping/squatting, pushing/pulling, grasping/gripping, reaching above the shoulder, climbing, lifting between 0 and 25 pounds.</p><p>FREQUENTLY: coordination of hand/eye/foot, finger dexterity, lifting between 26 and 50 pounds.</p><p>OCCASIONALLY: lifting over 100 pounds.</p><p><strong>Compensation</strong></p><p>$26.75/hour</p><p>This position profile identifies the key responsibilities and expectations for performance.
