    "description": "<p><span style=\"font-family: 'Arial',sans-serif\">The <span style=\"font-weight: bold\">Project Manager</span> has overall responsibility for the Administration and Management of the project during the <span style=\"font-weight: bold\">Construction Phase</span> and is the liaison with the Owner’s designated representatives.  Working with the On-Site Project Foreman/Superintendent and supported by the superior staff, the Project Manager shall provide the necessary services to the Owner to carry out the requirements of the construction agreement and to ensure a successful project. </span></p>\n<p> </p>\n<p><span style=\"font-family: 'Arial',sans-serif\">The ideal candidate will have a minimum of 5 years of project management experience.</span></p>\n<p> </p>\n<p><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\"><span style=\"font-family: Arial, sans-serif; font-size: 16px\">Essential Functions:</span></span></span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: 'Arial',sans-serif\">Project Leadership &amp; Communication</span></span></p>\n<ul>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">The Project Manager successfully conveys to all Contractors the important milestones and schedule goals of the project.</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">The PM works to gain required responses from the Design Professionals and Owners in a timely manner to achieve project goals.</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">The PM leads and works with the Assist Project Manager, Project Foreman/Superintendent to ensure a smooth and successful project.</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Assist in writing contractor scopes of work and creating subcontract documents. </span></li>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">Ability to interact across various organizational levels.</span><br></li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: 'Arial',sans-serif\">Project Execution, Cost and Scheduling</span></span></p>\n<ul>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">Ensure accurate review of submittals and confirm materials are released in a timely manner as to not cause project delays. </span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Assist in identifying and writing Requests for Information in advance of work in place to minimize project delays and site issues.</span></li>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">Create baseline schedule for the project using Critical Path Method.</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Manage and maintain project budget to ensure profitability. </span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Review monthly applications for payment from contractors.</span></li>\n</ul>\n<p><span style=\"font-weight: bold\"><br></span><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: 'Arial',sans-serif\">Safety and Quality</span></span></p>\n<ul>\n<li><span style=\"font-family: 'Arial',sans-serif\">Possesses a strong understanding of safety policies and procedures</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Establish a quality program and process for the specific project.</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Conduct Pre-installation conferences as required.</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Conduct ongoing quality inspections</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Assist the Project Foreman/Superintendent in discussing safety at all meetings &amp; keeping safety a jobsite priority. Notify contractor of recurring safety issues and violations.</span></li>\n</ul>\n<p><span style=\"font-weight: bold\"><br></span><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: 'Arial',sans-serif\">Construction Field Management</span></span></p>\n<ul>\n<li><span style=\"font-family: 'Arial',sans-serif\">Understand and coordinate JEM manpower needs with the General Superintendent. </span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Work with General Superintendent to understand field staff capabilities.</span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Train and mentor field staff.</span></li>\n</ul>\n<p><span style=\"font-weight: bold\"><br></span><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: Arial, sans-serif; font-size: 16px\">Project Closeout</span></span></p>\n<ul>\n<li><span style=\"font-family: 'Arial',sans-serif\">Ensure all requirements are met to obtain Certificate of Occupancy. </span></li>\n<li><span style=\"font-family: 'Arial',sans-serif\">Assist with management of punch-list and ensure all contractors work is completed and </span>in conformance with JEM quality standards.</li>\n</ul>\n<p><span style=\"font-weight: bold\"><br></span><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: 'Arial',sans-serif\">Client Satisfaction</span></span></p>\n<ul>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 16px\">Qualifications:</span></span></span></p>\n<ul>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">Bachelors of Science in business, construction, engineering or a related field</span></li>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">Minimum of five years of hands on experience estimating and project managing</span></li>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">Excellent communication skills (both verbal and written)</span></li>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">Project experience in commercial office, health care, education, retail and light industrial</span></li>\n<li><span style=\"font-family: Arial, sans-serif; font-size: 15px\">Ability to create project schedule with scheduling software</span></li>\n<li><span style=\"font-family: Arial, sans-serif;
