    "description": "<h2>Overview</h2>\n<p>Next 150 is seeking a Construction Project Manager. The <strong>Construction Project Manager</strong> serves as the on-site Next 150 leader responsible for the overall direction, completion, and financial performance of construction projects. Depending on level and project complexity, this role may oversee a <strong>medium-sized project</strong> or <strong>large/complex projects</strong> or multiple smaller projects simultaneously. The Project Manager ensures safety, quality, schedule, and financial goals are met while fostering a positive, inclusive team culture.</p>\n<h2>Responsibilities</h2>\n<p></p>\n<h3><strong>Safety Leadership</strong></h3>\n<ul>\n <li>Develops or contributes to the project safety plan in partnership with Corporate Safety.</li>\n <li>Provides jobsite leadership to ensure safety policies and procedures are implemented consistently.</li>\n</ul>\n<h3><strong>Project Controls, Risk, & Compliance</strong></h3>\n<ul>\n <li>Develops or contributes to project controls, procedures, and risk mitigation plans to manage complex contract requirements.</li>\n <li>Recognizes high-risk contract items and drives mitigation strategies.</li>\n <li>Implements and enforces all aspects of contracts; prepares draft contracts, agreements, and purchase orders.</li>\n <li>Leads or participates in enrollment for insurance and bonds and manages trade contractor compliance.</li>\n</ul>\n<h3><strong>Financial Management</strong></h3>\n<ul>\n <li>Manages or supports the project financial forecast, change management process, billings, and adherence to notice provisions.</li>\n <li>Takes corrective actions to address deviations noted in project vitals.</li>\n <li>Provides planning support and may lead the development of estimates, select bid packages, and GMP preparation.</li>\n</ul>\n<h3><strong>Quality & Closeout</strong></h3>\n<ul>\n <li>Creates and manages a project-specific quality plan aligned with owner contract documents and supports execution.</li>\n <li>Develops and manages the project closeout plan in alignment with contract requirements.</li>\n</ul>\n<h3><strong>Team Leadership & Development</strong></h3>\n<ul>\n <li>Provides leadership to motivate the project team and maintain a positive work environment.</li>\n <li>Supervises or assists with supervision of project administration, superintendents, and engineers to establish operational priorities.</li>\n <li>Manages workload, performance, coaching, and development of team members.</li>\n <li>Trains direct reports on processes, procedures, and daily tasks.</li>\n <li>Communicates company and department strategy to the team and ensures alignment.</li>\n</ul>\n<h3><strong>Subcontracting & Procurement</strong></h3>\n<ul>\n <li>Develops or contributes to subcontracting strategy.</li>\n <li>Writes scopes of work and deliverables to support an accurate and complete buyout process.</li>\n</ul>\n<h3><strong>Scheduling & Coordination</strong></h3>\n<ul>\n <li>Creates CPM schedules for medium to large/complex projects and prepares monthly schedule updates.</li>\n <li>Identifies potential schedule impacts and drafts mitigation/prevention plans.</li>\n <li>Leads or performs constructability and coordination reviews.</li>\n</ul>\n<h3><strong>Business Development & Client Relations</strong></h3>\n<ul>\n <li>Develops understanding of the local market to support networking and relationship building.</li>\n <li>Collaborates closely with Business Development for seamless integration with sales strategies, client deliverables, and pursuit efforts.</li>\n <li>Actively participates in opportunities to strengthen client, partner, and industry relationships to position Gilbane as the \"Builder of Choice.\"</li>\n</ul>\n<p> </p>\n<h2>Qualifications</h2>\n<p><strong>EXPERIENCE/EDUCATION</strong></p>\n<ul>\n <li>Bachelor’s or Master’s degree in Engineering or Construction Management</li>\n <li>5-12 years of experience</li>\n <li>Or equivalent combination of education and experience</li>\n</ul>\n<p><strong>KNOWLEDGE, SKILLS & ABILITIES</strong></p>\n<ul>\n <li>Strong technical and communication skills are critical</li>\n <li>Experience working in a self-perform environment is a plus</li>\n <li>Ability to work in a team environment</li>\n <li>Knowledge of industry standard software, Microsoft Office (preferred)</li>\n</ul>\n<p>Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.</p>\n<p>The pay ranges from $110,000.00-190,000.00 plus benefits and retirement program.</p>\n<p> </p>\n<p><em>Next 150 Construction Services has an unwavering focus on safety, the environment and caring about everyone involved in our work. </em></p>\n<p><em>Qualified applicants who are offered a position must pass a pre-employment substance abuse test.</em></p>\n<p><em>Next 150 Construction Services is not accepting unsolicited resumes from third party recruiters at this time.</em></p>\n<p><em>Next 150 Construction Services is an Equal Opportunity Employer.
