Consider joining our team and changing the way you think about work!</p>\n<h2>Responsibilities</h2>\n<p>The Property Manager reports to the Regional Manager.  This position is responsible for managing all operational phases of the property to ensure customer satisfaction, fiscal stability and good physical condition.</p>\n<ul>\n <li>Manage all actions that involve and/or influence the property</li>\n <li>Review occupancy reports to ensure that they are in accordance with applicable laws, rules and regulations</li>\n <li>Conduct surveys of local rental rates and participate in establishing rental rates </li>\n <li>Conduct analyses of operating expenses </li>\n <li>Create and implement an innovative management plan including an operating and capital budget</li>\n <li>Study housing demands and recommend new policies and physical changes as appropriate to remain competitive</li>\n <li>Implement resident retention programs</li>\n <li>Direct the administrative activities of office staff </li>\n <li>Establish performance goals for the on-site staff and direct staff toward their completion</li>\n <li>Coordinate and supervise activities of all contracted services</li>\n <li>Physically inspect the property daily or assign qualified personnel to perform the task in absence</li>\n <li>Prepare and review all periodic reporting, either routine or unscheduled</li>\n <li>Keep supervisors, clients and owners advised of significant operating problems and deviations from the management plan</li>\n <li>Report accidents, environmental issues and possible legal problems immediately</li>\n <li>Assume accountability to the owners, clients and regulatory agencies that govern the interests of the property</li>\n <li>Provide first-class customer service to residents</li>\n <li>Select, train, motivate, coach, counsel and discipline on-site personnel</li>\n <li>Recommend personnel hires, transfers, promotions, terminations and applicable compensation</li>\n <li>Complete annual employee performance evaluations</li>\n <li>Provide leadership, supervision and support for resident/community directors and student resident/community advisors</li>\n <li>Establish effective working relationships with safety and health officials</li>\n <li>Actively network in local professional and civic organizations, as well as with local higher education officials</li>\n <li>Manage the property’s public relations </li>\n <li>Exercise effective risk management; identify and correct potential liability issues, minimize exposure and losses</li>\n <li>Investigate resident disturbances, violations and/or complaints; resolve problems in accordance with established laws and regulations</li>\n <li>Manage resident issues involving needs for mediation and adjudication</li>\n <li>Manage evictions and resident unit transfers as needed</li>\n <li>Participate in due diligence process if property is acquired/sold</li>\n</ul>\n<h2>Qualifications</h2>\n<ul>\n <li>Bachelor degree plus three or more years of supervisory experience in a property or housing management position, or an equivalent combination of related education and experience</li>\n <li>Accredited Residential Manager (Institute of Real Estate Management) or Certified Apartment Manager (Building Owners and Management Association) or willingness to obtain within one year of hire</li>\n <li>Real Estate license is desirable</li>\n <li>Valid driver’s license and current automobile insurance</li>\n <li>Computer skills and math ability</li>\n <li>Accurate typing and record keeping</li>\n <li>Proficient in Microsoft Word, Excel and Outlook</li>\n <li>Knowledge of Entrata is required</li>\n <li>Ability to follow through with all necessary paperwork and ensure all deadlines are met</li>\n <li>Excellent customer service skills</li>\n <li>Ability to communicate effectively and professionally while operating in a fast paced environment</li>\n <li>Excellent skills in the management and motivation of people</li>\n</ul>",
