This includes the safe and efficient preventative maintenance and repairs of the equipment that are used regularly within the District.</p><h2 style=\"margin-left:0in;\"><strong>Responsibilities:</strong></h2><ul type=\"disc\"><li style=\"margin-left:0in;\">Provide effective and timely customer service to clients and team members.</li><li style=\"margin-left:0in;\">Performing journey level electrical work and locating and diagnosing trouble in electrical systems or components.</li><li style=\"margin-left:0in;\">Installing, maintaining and repairing any of a variety of electrical equipment such as generators, transformers, switchboards, controllers, circuit breakers, motors, heating units, conduit systems, or other transmission equipment.</li><li style=\"margin-left:0in;\">Prepare and deliver job service reports, deficiency reports and proper completed work orders.</li><li style=\"margin-left:0in;\">Assist in overseeing all facility systems including Mechanical, Electrical, Plumbing, and Fire/Life Safety.</li><li style=\"margin-left:0in;\">General knowledge for solving, maintaining, and repairing HVAC, Refrigeration, Electrical, Plumbing equipment, and the building automation systems to ensure the safe, efficient, and economical operation.</li><li style=\"margin-left:0in;\">Recommend modifications, replacements, repairs, and procedures. Generates a short term and long-term Preventative Maintenance plan for the District.</li><li style=\"margin-left:0in;\">On a routine and preset basis, inspect systems, equipment, or components to identify hazards, defects or the need for adjustment or repair, as well as to ensure compliance with codes.</li><li style=\"margin-left:0in;\">Read and interpret equipment manuals to perform required maintenance and service.</li><li style=\"margin-left:0in;\">Responsible for oversite and processing of facility work orders and completion in the appropriate timeframe. Deer District LLC uses Altum (Asset Essentials) as its functioning CMMS Software Solution.</li><li style=\"margin-left:0in;\">Event coverage to include, but not limited to management of Building Systems related to ALL MEP Systems in the District.</li><li style=\"margin-left:0in;\">Assist with the monitoring of vendors and outside contractors as appropriate.&nbsp;</li><li style=\"margin-left:0in;\">Maintain positive working relationships with service contractors, suppliers, utility companies and firms doing business with the Deer District, LLC.</li><li style=\"margin-left:0in;\">Respond to emergency situations in accordance with departmental policies and procedures.</li><li style=\"margin-left:0in;\">Perform routine preventative maintenance according to established schedules.</li><li style=\"margin-left:0in;\">Prepare and maintain accurate preventative maintenance and repair records regarding annual inspections of equipment and MEP systems.</li><li style=\"margin-left:0in;\">Responsible for reporting of accidents involving personnel, vehicles, public liability, property damage and fidelity claims.</li><li style=\"margin-left:0in;\">Work within Metasys Building Automation System.&nbsp;</li><li style=\"margin-left:0in;\">Maintain an inventory of supplies and initiates requests for repair parts and service.</li><li style=\"margin-left:0in;\">Assists in new construction, remodeling, and maintenance projects.</li><li style=\"margin-left:0in;\">Read, interpret, and modify blueprints, specs and electrical schematics, to maintain the most up to date, set of as built and record documents.</li><li style=\"margin-left:0in;\">Implement and perform all work within all Federal, State and Local Safety Laws (i.e. ADA Compliance, OSHA Standards).</li><li style=\"margin-left:0in;\">Regularly lift and or move up to 10 lbs., frequently lift and/or move up to 50 lbs. and occasionally lift and/or move more than 50 lbs.</li><li style=\"margin-left:0in;\">Other duties as assigned.</li></ul><h2 style=\"margin-left:0in;\"><strong>Qualifications:</strong></h2><ul type=\"disc\"><li style=\"margin-left:0in;\">High school diploma or equivalent experience</li><li style=\"margin-left:0in;\">Valid Driver&#39;s License</li><li style=\"margin-left:0in;\">5-10 years of direct on the commercial building experience</li><li style=\"margin-left:0in;\">State of WI Electrician License Required</li><li style=\"margin-left:0in;\">Master electrician License is preferred</li><li style=\"margin-left:0in;\">Has a solid understanding of Federal, State and Local building code requirements</li><li style=\"margin-left:0in;\">Experience with the Johnson Controls Metasys BAS.</li><li style=\"margin-left:0in;\">Experience working with Computerized Maintenance Management Systems.</li><li style=\"margin-left:0in;\">Have a solid understanding of OSHA 30 safety laws with regards to the HVAC/General Industry Standards and understanding of Federal, State and Local building code requirements.
