All candidates must meet the following expectations and be able to work independently with minimal oversight.</span></p>\n<p><br></p>\n<p><span style=\"font-family: Inter, sans-serif; font-size: 12pt\"><span style=\"font-weight: bold\">Job Responsibilities/Accountabilities:</span></span></p>\n<ul>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Construction expects the following abilities from the Construction Project Manager:</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Manage the Pre-construction, preplanning, and construction project scheduling process.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Review and approve project budgets (labor, material, and subcontractors) to determine allocation of resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Negotiate and create subcontractor contracts with external vendors to reach agreements beneficial to the project.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Manage project finances including profitability and cash flow.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Accountable for the overall profitability of the job and focused on the cost to complete as it relates to the initial job bid proposal. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Actively be involved in design conflict and resolution for all trades which includes collaborating with engineers, architects etc. to determine the specifications of the project.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Lead strategic planning and project submittal, request for information and change order process</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Implement monthly cost reports and accurate cost projections</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Research and suggest options on construction means, methods and timelines</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Responsible for recognizing and implementing change orders, as necessary.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Responsible for approval of the payment supplier and subcontractor invoices.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Ensure adherence to all health and safety standards and report issues.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">In-depth understanding of construction procedures and material and project management principles</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Strong leadership skills.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Scheduling, logistics and procurement of equipment and materials</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Maintain and develop client relationships.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Identify and engage in pursuing upcoming work.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Project, identify and manage CAD, fabrication and field labor resources required</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Maintains safe and clean working environment by enforcing procedures, rules, and regulations.</span></li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-family: Inter, sans-serif; font-size: 12pt; font-weight: bold\">Supervisory / Budgetary / External Communication Responsibility</span></p>\n<ul>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Direct responsibility for Subcontractors </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Indirect responsibility for B &amp; K and subcontractor field personnel and internal support services. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Direct responsibility for PE’s and/or APMs</span></li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-family: Inter, sans-serif; font-size: 12pt; font-weight: bold\">Knowledge, skill and ability requirements (minimum competencies required for job performance)</span></p>\n<ul>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Strong verbal, written and interpersonal skills. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Consistent dependability and availability. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Ability to work in a fast-paced construction office environment </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Ability to organize and curate documents related to work orders and personnel </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Aptitude to learn new systems. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Excellent ability in Microsoft Projects, Office, Excel, Word, etc. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Experience with AutoBid, P6 Scheduler and Bluebeam is preferred </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Mechanical Knowledge. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Project Management. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Train estimating staff on technical aspects of Project Management </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Understand company resource production capabilities and implement in the construction process, i.e., daily coordinating with Superintendent. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Professionally solicit vendors and suppliers during the procurement process. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Ability to prepare a SWOT Analysis for projects and future projects.</span></li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-family: Inter, sans-serif; font-size: 12pt; font-weight: bold\">Prior work experience and educational requirements</span></p>\n<ul>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Bachelor’s degree from a four-year college or university; or 10 + years of related experience and/or training; or equivalent combination of education and experience. </span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">5 years of experience in the construction field leading project that are up to $15 M in scope.</span></li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-family: Inter, sans-serif;
