    "description": "<p>The Director of Maintenance helps ensure a fully functioning and well-maintained community by following a system of preventative maintenance and repairs, overseeing the ongoing maintenance of the building and property grounds, ensuring all equipment in sound working order, leading and supervising the staff to sustain a consistently high level of cleanliness throughout all areas of the facility, and implementing cost-effective improvements to the facility and grounds.  </p>\n\n<p><u><strong>Primary Duties &amp; Responsibilities</strong></u>:</p>\n\n<ul>\n\t<li>Adheres to and conveys a philosophy that supports the dignity, privacy, independence, choice, and individuality of residents </li>\n\t<li>Ensures all required preventative tasks are completed, either by directly performing the tasks or contracting with outside providers as appropriate in a timely manner. </li>\n\t<li>Makes repairs as needed, responding to facility work requests in a timely manner, and documents completed repairs </li>\n\t<li>Maintains accurate records on all utilities, systems and equipment </li>\n\t<li>Refurbishes vacated apartments in a timely manner as approved by Executive Director, and documenting all work performed where applicable. </li>\n\t<li>Creates and maintains a regular maintenance schedule for the facility </li>\n\t<li>Ensures facility-related costs stay withing the budgetary guidelines established for the Community </li>\n\t<li>Performs routine maintenance and cleaning for the grounds, community, and equipment following all safety procedures and precautions </li>\n\t<li>Maintains the facility systems, such as HVAC, refrigeration, plumbing, and electrical, according to maintenance schedules </li>\n\t<li>Stocks maintenance supplies for work areas </li>\n\t<li>Ensures that work areas are clean, and that equipment, tools, and supplies are properly stored </li>\n\t<li>Oversees housekeeping department to ensure the cleanliness of the Community </li>\n\t<li>Performs other duties as assigned </li>\n\t<li>Available on call to aid in emergency situations  </li>\n</ul>\n\n<p><u><strong>Qualifications &amp; Physical Requirements</strong></u>:</p>\n\n<ul>\n\t<li>Highly professional and dependable </li>\n\t<li>Strong leadership and motivational skills </li>\n\t<li>Able to work a flexible schedule, which may include working days, evenings, weekends, and holidays as needed  </li>\n\t<li>Available for emergency on-call </li>\n\t<li>Must be physically able to perform the duties of the job (move heavy equipment/machinery, climb ladders, perform repetitive motions, walk/stand, et cetera) </li>\n\t<li>Able to bend, kneel, squat, stand, and lift heavy objects as needed </li>\n\t<li>Excellent communication, customer service, and problem solving skills, including the ability to maintain composure under stress </li>\n\t<li>Strong organization skills, able to multi-task, and can manage time to meet frequently changing deadlines in a fast-paced environment </li>\n\t<li>Display proficiency in computer based applications (i.e., TELS, spend down tracking, Outlook, Word)  </li>\n</ul>\n\n<p><u><strong>Education &amp; Experience</strong></u>:</p>\n\n<ul>\n\t<li>High school diploma or GED required; some post high school education or training preferred </li>\n\t<li>Experienced in a wide variety of trade skills (i.e. carpentry, plumbing, HVAC, and electrical) and the tools associated with them </li>\n\t<li>Five years of relevant experience preferred   </li>\n\t<li>At least one year of supervisory or management experience preferred </li>\n</ul>\n\n<p> </p>\n\n<p>This job description is intended to describe the general nature and level of work being performed by the employee in this position.
