    "ExternalDescriptionStr": "<br>I. Job Summary<br><br>Oversees activities and staff in the management of the efficient maintenance of equipment.<br><br>II. Essential Duties and Responsibilities<br><ul><li>Maintains efficient equipment that is safe, clean, and in good mechanical condition with maximum utilization at the lower possible cost.</li>\n<li>Ensures that all equipment is maintained in accordance with all applicable Local, State, Federal, and WMI requirements.</li>\n<li>Responsible for planning, budgeting, staffing, discipline, and implementation of all maintenance initiatives and programs.</li>\n<li>Promotes a safe work environment in compliance with Corporate and OSHA requirements.</li>\n<li>Ensures that equipment is repaired and returned to service in a safe and timely manner.</li>\n<li>Adheres to company policies and procedures.</li>\n<li>Plans, implements and monitors preventative maintenance activities.</li>\n<li>Ensures that the following metrics and programs are at optimal levels: staffing & overtime ratios, PMI scheduling, Warranty Claims Systems (WCS), spare equipment ratio, and parts/inventory management.</li>\n<li>Hires, trains, supervises, rewards and disciplines maintenance staff under their jurisdiction in accordance with established policies.</li>\n<li>Communicates and interacts effectively with team members and supervisors.</li>\n<li>Evaluates and monitors the budget.</li>\n<li>Provides input for capital expenditures and improvements.</li>\n<li>Assures that meter readings, maintenance activities, parts inventory, parts and labor costs, work orders, licenses, and warranties are maintained according to established processes.</li>\n<li>Generates and disseminates daily, weekly and monthly reports as required.</li></ul><br>III. Qualifications <br><br>A. Required Qualifications <br><ul><li>Bachelor's Degree (accredited), or in lieu of degree, </li>\n<li>High School Diploma or GED (accredited) and 4 years of relevant work experience. </li>\n<li>  </li><li>7 years of previous experience (in addition to education requirements).  </li></ul><br>B.
