This role supports resident satisfaction, asset preservation, and operational efficiency.</p><p>The Maintenance Technician works closely with the Property Manager to diagnose issues, complete service requests, and ensure vacant units are prepared for new residents in a timely manner.</p><hr><h3><strong>Key Responsibilities</strong></h3><h4><strong>Maintenance & Repairs</strong></h4><ul><li>Perform routine and emergency maintenance on residential units and common areas.</li><li>Diagnose and repair issues related to plumbing, electrical, HVAC, appliances, carpentry, and general building systems.</li><li>Complete service requests in a timely and professional manner.</li><li>Participate in on-call rotation for after-hours emergency maintenance.</li></ul><h4><strong>Make-Ready & Unit Turns</strong></h4><ul><li>Prepare vacant apartments for new residents, including:<ul><li>Painting, patching, and cleaning units</li><li>Repairing or replacing fixtures, appliances, locks, and hardware</li><li>Inspecting HVAC systems and replacing filters</li></ul></li><li>Ensure units meet “market ready” standards within required timelines.</li></ul><h4><strong>Preventative Maintenance</strong></h4><ul><li>Perform scheduled preventative maintenance on equipment and property systems.</li><li>Conduct regular inspections of buildings, grounds, and mechanical systems.</li><li>Identify and report potential issues before they become major repairs.</li></ul><h4><strong>Property Upkeep</strong></h4><ul><li>Maintain cleanliness and safety of grounds, amenities, and common areas.</li><li>Assist with trash removal, pressure washing, and general upkeep.</li><li>Support seasonal maintenance needs as required.</li></ul><h4><strong>Compliance & Safety</strong></h4><ul><li>Follow all company policies and procedures, as well as federal, state, and local regulations (OSHA, ADA, Fair Housing).</li><li>Adhere to all safety protocols and properly use personal protective equipment (PPE).</li><li>Maintain accurate records of completed work orders and inspections.</li></ul><h4><strong>Resident Relations</strong></h4><ul><li>Provide professional and courteous service when interacting with residents.</li><li>Communicate effectively regarding maintenance timelines and updates.</li><li>Support a positive resident experience through quality workmanship and responsiveness.</li></ul><hr><h3><strong>Qualifications</strong></h3><ul><li>Previous experience in apartment maintenance, facilities maintenance, or a related field preferred.</li><li>Basic knowledge of plumbing, electrical, HVAC, and general repair work.</li><li>Ability to troubleshoot and complete repairs independently.</li><li>Must be able to follow directions and work as part of a team.</li><li>Availability for on-call rotation and flexible scheduling as needed.</li></ul><hr><h3><strong>Work Environment</strong></h3><p>Work is performed both indoors and outdoors. The role may involve exposure to cleaning chemicals, paint fumes, dust, and maintenance equipment.
