SUMMARY The Director of Engineering & Environmental Services is responsible for the technical operation, maintenance, and overall condition of the Community’s building systems, equipment, and grounds within a multi-level senior living environment (Independent Living, Assisted Living, and Memory Care). This role ensures all mechanical, electrical, plumbing, HVAC, refrigeration, and life safety systems operate efficiently and in full compliance with Federal, State, and local regulations, while supporting a safe, clean, and Resident-centered environment. The position also leads Safety, Emergency Preparedness, Infection Control support, and preventative maintenance programs critical to a healthcare-adjacent setting. DUTIES & RESPONSIBILITIES Participates in the yearly business and budget planning for the Environmental Services Department. Monitors and adjusts staffing levels, service contracts, utility consumption, and supply inventories to achieve budgeted labor costs, capital expenses, and operational efficiency goals. Maintains and oversees all building systems including HVAC (boilers, RTUs), electrical systems, generators, plumbing, refrigeration, and life safety systems to ensure optimal performance and Resident comfort. Ensures buildings, equipment, and grounds are maintained in accordance with Federal, State, and local regulations. Coordinates and completes all required inspections, permits, and certifications on a timely basis. Develops and implements preventative and predictive maintenance programs for all building systems to extend asset life, reduce downtime, and improve operational efficiency. Develops daily, weekly, monthly, and annual maintenance and cleaning schedules for all areas within the Community, including Independent Living, Assisted Living, and Memory Care. Identifies whether the tasks on each checklist will be carried out by Team Members or third-party service providers. Manages a work request/CMMS system to ensure all requests are acknowledged within 4 hours and resolved within 48 hours, prioritizing Resident-impacting and urgent needs. Schedules and supervises Team Members to carry out maintenance and cleaning tasks, ensuring work is completed accurately, safely, and efficiently. Manages third-party vendors for maintenance, repairs, and capital projects, ensuring quality performance, compliance, and adherence to contract terms. Implements a comprehensive Safety and Emergency Preparedness Program, including disaster planning, evacuation procedures, emergency drills, and staff training. Responsible for monitoring safe environmental conditions and work practices and conducts and evaluates results of emergency drills, and training of staff on the operation of all life safety and emergency equipment and monitoring systems. Oversees improvement projects, renovations, and equipment replacements, coordinating with internal teams and external vendors to ensure projects are completed on time and within budget. Monitors utility consumption and building performance, identifying opportunities for cost savings and energy efficiency improvements. Conducts and documents monthly inspections of all Resident suites, mechanical spaces, and common areas. Identifies deficiencies and ensures corrective actions are completed. Interviews, hires, trains, supervises, evaluates, and disciplines Environmental Services personnel. Establishes departmental priorities and ensures technical competency. Ensures all Resident suites are prepared for move-ins, transfers, and occupancy, meeting safety, accessibility, and quality standards. Attends training courses and participates in other professional development activities as required. Reports any suspicion or evidence of elder abuse, mistreatment or neglect as outlined in Human Resources policies. Other tasks may be assigned as required by the Manager to meet the needs of the Community. KNOWLEDGE, SKILLS, AND QUALIFICATIONS Minimum of 5 years of supervisory experience in maintenance, facilities management, or building engineering. Certification/licenses in one or more of the following trades (plumbing, electrical, HVAC). High school diploma or equivalent is required. College education preferred. Experience managing mechanical, electrical, plumbing, and life safety systems in occupied environments. Must have thorough knowledge of commercial building systems including HVAC, boilers, electrical systems, and life safety systems. plumbing, refrigeration and freezers, kitchen equipment, lawn care, painting, minor carpentry, etc. Understanding of preventative maintenance programs, asset lifecycle management, and system troubleshooting. Knowledge of Federal, State, and local regulatory requirements applicable to senior living environments. Knowledge of proper use of cleaning chemicals, equipment, and infection control protocols. Familiarity with CMMS/work order systems and maintenance tracking processes. Must be able to read and write English and follow verbal and written instructions. Possesses excellent verbal and interpersonal communication skills. Ability to work effectively within a team-based environment. Demonstrates a cooperative spirit and willingness to assist team members and Residents. Strong leadership, delegation, and team development abilities. Must possess good skills in planning, organizing, directing, and managing. Must possess and exhibit a strong positive attitude with a commitment to Resident safety, comfort, and customer service with sensitivity to geriatric populations. Be in good health, and physically and mentally capable of performing assigned tasks. Must demonstrate freedom from pulmonary tuberculosis verified by a health screening performed by a physician not more than six months prior to or seven days after employment. Must be criminally cleared by Department of Justice, FBI and/or applicable State Police via the Live-Scan process prior to initial presence in the facility. Work environment may include noise, distractions, and interruptions. Must be able to remain calm, composed, and positive in stressful situations. May be required to assist with the evacuation of Residents during an emergency. Requires ability to stand and walk short and long distances for extended periods of time. Must be able to boost and bend at the knees, twisting from side to side at the waist. Must be able to lift 50 pounds to waist height and 40 lbs. to shoulder height. Must be able to push 200 lbs. on a cart with casters. Must maintain a clean and well-groomed appearance and follow the dress code as outlined in the employee handbook. Ability to work flexible hours including weekends, evenings, and holidays. Salary : $110,000 annually, based on years of experience
