    "requisitionDescription": "<div><p><strong>Position Summary</strong></p><p>We are seeking an experienced and hands-on Lead Maintenance Technician to oversee all maintenance operations for our 25-room luxury boutique hotel. This role is responsible for maintaining the property to the highest standards of safety, functionality, and presentation. The Lead Maintenance Technician plays a critical role in preserving the guest experience by ensuring all rooms, public spaces, and building systems operate flawlessly.</p><p>This position requires strong technical expertise, proactive preventative maintenance planning, and the ability to work independently in a small, high-end hospitality environment.</p><p><strong>Key Responsibilities</strong></p><p>Property Maintenance &amp; Repairs</p><p>* Perform routine and emergency maintenance on HVAC, plumbing, electrical, mechanical, and life-safety systems.</p><p>* Troubleshoot and repair guest room issues (fixtures, appliances, lighting, doors, locks, etc.).</p><p>* Maintain public areas, exterior grounds, and back-of-house spaces to luxury standards.</p><p>* Respond promptly to maintenance requests from guests and staff.</p><p>Preventative Maintenance</p><p>* Develop and execute a comprehensive preventative maintenance program.</p><p>* Conduct regular inspections of all rooms and building systems.</p><p>* Schedule and track recurring service for elevators (if applicable), fire systems, HVAC, and other critical equipment.</p><p>* Maintain organized and accurate maintenance logs and records.</p><p>Vendor &amp; Contractor Coordination</p><p>* Coordinate with licensed contractors and service providers as needed.</p><p>* Oversee and inspect third-party work to ensure quality and compliance.</p><p>* Obtain quotes and recommend cost-effective solutions for repairs and upgrades.</p><p>Safety &amp; Compliance</p><p>* Ensure compliance with all local, state, and federal safety regulations.</p><p>* Maintain fire safety systems and conduct required inspections.</p><p>* Promote a safe working environment for all staff and guests.</p><p>Inventory &amp; Budget Support</p><p>* Manage maintenance supplies, tools, and equipment inventory.</p><p>* Monitor maintenance-related expenses and assist management with budgeting.</p><p>Qualifications</p><p>* 2+ years of building maintenance experience; hospitality experience preferred.</p><p>* Strong working knowledge of HVAC, plumbing, electrical, and general building systems.</p><p>* EPA certification and/or relevant trade licenses preferred.</p><p>* Ability to read technical manuals and basic schematics.</p><p>* Self-starter with the ability to prioritize tasks and work independently.</p><p>* Strong problem-solving and organizational skills.</p><p>* Professional demeanor and commitment to guest service excellence.</p><p>* Availability for occasional evenings, weekends, and on-call emergencies.</p><p>Physical Requirements</p><p>* Ability to lift up to 50 lbs.</p><p>* Comfortable climbing ladders, working on rooftops, and in confined spaces.</p><p>* Ability to stand and walk for extended periods.</p><p>Compensation &amp; Benefits</p><p>* $30-$35/hr, based on experience</p><p>* Health, dental, and vision benefits</p><p>* Paid time off and holidays</p><p>* Employee discounts</p><p>--</p><p><strong>Ideal Candidate</strong></p><p>The ideal candidate takes pride in maintaining a beautiful, well-functioning property and understands that in a 25-room luxury boutique hotel, every detail matters.
