    "description": "<p><span style=\"font-weight: bold\"><span style=\"font-size: 22px\">Job Description: Maintenance Technician</span></span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 18px\">SUMMARY:</span></span></p>\n<p><br></p>\n<p><span style=\"font-weight: bold\"><span>Position                  :</span></span><span> Maintenance Technician</span></p>\n<p><span style=\"font-weight: bold\"><span>Description           : </span></span><span>The maintenance technician is responsible for performing a variety of general maintenance duties which include plumbing, electrical, carpentry, construction and painting repairs as necessary of district buildings.</span></p>\n<p><span style=\"font-weight: bold\"><span>Reports to              :</span></span><span> Maintenance Manager</span></p>\n<p><span style=\"font-weight: bold\"><span>Department          :</span></span><span> Maintenance</span></p>\n<p><span style=\"font-weight: bold\"><span>Job type                 : </span></span><span>Full time or Part time</span></p>\n<p><span style=\"font-weight: bold\"><span>Classification         :</span></span><span> Non-Exempt</span></p>\n<p><span style=\"font-weight: bold\"><span>Calendar Type     :</span></span><span> 11 Month (Calendar 2)</span></p>\n<p><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 18px\">QUALIFICATIONS:</span></span></p>\n<p><span> </span></p>\n<ul>\n<li><br><span>Minimum of one year maintenance experience is preferred. </span></li>\n</ul>\n<p><span> </span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 18px\">ESSENTIAL DUTIES AND RESPONSIBILITIES:</span></span></p>\n<ul>\n<li><br><span>Complies with district policies, as well as state and federal laws and regulations.</span></li>\n<li><br><span>Performs maintenance service or repairs in one or more skill areas, including minor plumbing, carpentry, painting and plastering, machine servicing, basic electrical repairs or installations.</span></li>\n<li><br><span>Performs tasks such as but not limited to changing light bulbs, installing paper dispenser units, changing filters, changing locks on doors, minor decorative maintenance and other tasks not requiring a licensed skilled trades person or journeyman.</span></li>\n<li><br><span>Hangs pictures, mirrors, blackboards, bulletin boards, projection screens, towel dispensers, soap dispensers, and other items as required per ADA standards.</span></li>\n<li><br><span>Performs outside custodial duties such as removal of leaves, dirt, clean up trash, recycling of broken branches of trees, removal of snow as needed.</span></li>\n<li><br><span>Applies all applicable OSHA and related local safety requirements to all assigned work.</span></li>\n<li><br><span>Follows established safety procedures and techniques to perform job duties, including lifting, climbing, etc.</span></li>\n<li><br><span>Operates equipment and uses tools following established safety procedures.</span></li>\n<li><br><span>Corrects unsafe conditions in the area and reports any conditions that are not correctable to the supervisor immediately.</span></li>\n<li><br><span>Inspects building exterior, playground equipment, and grounds; performs maintenance and minor repairs.</span></li>\n<li><br><span>Detects and reports needed major repairs on building structures and their systems, including lockers, furniture, and equipment.</span></li>\n<li><br><span>Performs repairs to floor coverings, ceramic tile and cove base.</span></li>\n<li><br><span>Is knowledgeable to address leaks, clogs or other drainage problems.</span></li>\n<li><br><span>Assists with mowing and detailing of grounds.</span></li>\n<li><br><span>Is able to use power washing equipment.</span></li>\n<li><br><span>Uses materials, equipment and all hand tools required to complete assigned duties proficiently and safely.</span></li>\n<li><br><span>Completes repairs as requested on work orders.</span></li>\n<li><br><span>Performs routine maintenance on building systems.</span></li>\n<li><br><span>Repairs minor irrigation issues such as replacing broken sprinkler heads and pipelines.</span></li>\n<li><br><span>Maintains records of scheduled maintenance procedures.</span></li>\n<li><br><span>Responds to emergency maintenance requests as required.</span></li>\n<li><br><span>Obtains estimates for supplies, repair parts; orders parts as needed.</span></li>\n<li><br><span>Moves, installs, assembles, and repairs all school furniture and equipment as needed.</span></li>\n<li><br><span>Cleans and assists with upkeep of the facilities.</span></li>\n<li><br><span>Install ceiling and floor materials.</span></li>\n<li><br><span>Attends training programs (classroom and virtual) as designated.</span></li>\n<li><br><span>Recycles unused or broken furniture, boxes and clean up dumpster area as needed.</span></li>\n<li><br><span>Trims trees as needed.</span></li>\n<li><br><span>Uses blower to clean in front of campuses as needed.</span></li>\n<li><br><span>May be required to assist with special events.</span></li>\n<li><br><span>Performs other duties as assigned.</span></li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 18px\">SKILLS AND ABILITIES:</span></span></p>\n<ul>\n<li><br><span>Knowledge of basic construction and routine maintenance and repair procedures.</span></li>\n<li><br><span>Ability to use hand tools (e.g., hammer, shovel, screwdriver) and power tools (e.g., radial saw, reciprocating saw, drill, pneumatic hammer).</span></li>\n<li><br><span>Ability to communicate effectively in both written and oral forms with all levels of management, both internal and external.to the district.</span></li>\n<li><br><span>Ability to follow instructions from supervisors or senior maintenance workers.</span></li>\n<li><br><span>Ability to establish and maintain effective working relationships both internal and external to the district.</span></li>\n<li><br><span>Knowledge of general carpentry and repair.</span></li>\n<li><br><span>Excellent organizational and time management skills.</span></li>\n<li><br><span>Ability to work independently.</span></li>\n</ul>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 18px\">WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS:</span></span></p>\n<ul>\n<li><br><span>Prolonged periods standing, walking, climbing, stooping, bending, kneeling, reaching, pulling, pushing; heavy lifting and carrying.</span></li>\n<li><br><span>Work in tiring and uncomfortable positions; outside and inside; on slippery or uneven walking surfaces, ladders, and scaffolding and around machinery with moving parts; move small stacks of textbooks, media equipment, desks, and other classroom equipment; exposure to hot and cold temperatures, excessive noise; frequent district-wide travel.</span></li>\n<li><br><span>Nights and weekend activities will be occasionally and during emergencies required.</span></li>\n<li><br><span>Moderate travel is required.</span></li>\n</ul>\n<p><em><span>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
