Description
Performs hands-on work while performing general maintenance tasks within the UTC Housing building inventory. The building maintenance worker must have certain basic maintenance knowledge and skills in the areas of electrical, plumbing, HVAC, carpentry, and paint. Work must always remain within worker's limitations. Work tasks that exceed the knowledge or skill of the worker are to be referred to the direct supervisor. Staff shall conduct regular inspections to determine areas that need attention and then perform the associated remedial/replacement tasks.
Examples of work are (but not limited to): replacing a worn doorknob, oiling a squeaky hinge, replacing a damaged flooring. Laying 2X2 carpet squares, installing VCT, replacing doors and frames, replacing toilets and urinals, installing light fixtures, replacing lamps, replacing stair treads. Repairing and replacing countertops and faucets, sinks, patching walls, installing appliances, unclogging toilets, sinks and tubs, general plumbing work. Preventative tasks include (but not limited to): inspecting for burned-out lamps, HVAC filter replacement, performing coil cleanings, charging HVAC units. The maintenance worker will have a set schedule of routine maintenance procedures to perform, as well as preventive maintenance. Performing other duties as assigned.
Responsibilities
Primary Responsibilities:
General Maintenance tech must have a primary skill set and many secondary skills to perform maintenance services without assistance 85% of the time, such as but not limited to clogs, replacing strainers, garbage disposals, piping behind walls, outlets, making repairs in odd places, installing ceiling fans, etc. Ensuring facilities are functional and pleasing. Conduct regular inspections to determine areas that need attention performing all tasks. Replacing worn doorknobsoiling squeaky hinges or replacing a damaged floorboard.
Change burned-out light bulbs, filters in the air conditioning system or replace a hard-to-operate lock.
Have a set schedule of routine maintenance and preventive maintenance procedures to perform on machinery and equipment, such as split systems, fan coils, light panels and blowers.
The maintenance worker will perform a number of miscellaneous duties. In some settings, they might perform electrical plumbing services, HVAC and or assemble new equipment.
Hang new drapes, order supplies and parts or install bulletin boards. Appliances, doors, carpentry, sheetrock, carpet, faucets, sinks, toilets, spread ice melt, etc.
Exterior maintenance is done as well, items such as gates, parking lots lighting, building lighting, handrails and fences.
Participate in on call (academic year), fall break, winter break and summer break work schedules.
Primary Duties:
General cleaning on an as-needed basis.
Preventive or heavy-duty cleaning tasks, cleaning hard-to-reach light fixtures and globes, dusting out of mechanical rooms and mechanical equipment,
Conducting routine inspections of premises.
Performing preventative maintenance.
Handling basic repairs and maintenance.
Overseeing contractors when professional repairs are necessary.
Diagnosing mechanical issues and correcting them.
Repairing machines, equipment, or structures as necessary.
Ability to use common tools such as hammers, hoists, saws, drills, and wrenches.
Experience with precision measuring instruments or electronic testing devices.
Knowledge, Skills and Abilities
Skilled in maintenance repair. Knowledge of specialized tools and equipment. Ability to measure, read, and write. Abilities in working within a maintenance team environment. Ability to communicate both orally and in writing. Ability to multitask work. Skilled in organizing work tasks. Knowledge of basic computer skills. Skilled in basic carpentry, electrical, HVAC, painting and plumbing. Ability to use power equipment, knowledge of code compliance.

Minimum 4 years of maintenance experience.
Preferred Qualifications
4 or more years of custodial experience, experience in use of power tools and equipment, vocational certification in a trade. Utility vehicle usage.
