Brings clear communication, organized documentation practices, and a drive to actively expand expertise in project financials and compliance.&nbsp;</p><p>Core Responsibilities&nbsp;</p><p>1. Project Setup &amp; Buyout&nbsp;</p><ul><li>Assist with buyout by gathering quotes, reviewing scopes, and helping align subs and suppliers to the schedule.</li><li>Help build realistic schedules that reflect material lead times and owner requirements.</li><li>Learn how to validate budgets and structure job costs the right way from day one.</li><li>Work directly with accounting to gain experience in contract setup, NTP processing, and compliance.</li></ul><p>2. Planning &amp; Scheduling&nbsp;</p><ul><li>Build project schedules with coaching from experienced PMs while mastering Kapili&rsquo;s standardized scheduling approach.</li><li>Plan mobilization using clear guidelines for commercial and residential lead times.</li><li>Identify long-lead materials early and keep procurement on track.</li><li>Work collaboratively with Operations and Scheduling to ensure your projects are properly resourced.</li></ul><p>3. Submittals, RFIs &amp; Compliance&nbsp;</p><ul><li>Manage submittals in our construction management software and learn how to organize them efficiently using Kapili&rsquo;s internal classification system.</li><li>Support compliance efforts including certified payroll, safety standards, and QC requirements, gaining exposure to regulated project environments.</li><li>Draft RFIs and communicate with design teams to keep information flowing.</li><li>Assist in tracking QA/QC items for institutional, educational, and government-regulated projects.</li></ul><p>4. Financial &amp; Contract Management&nbsp;</p><ul><li>Learn how to manage budgets, cost events, and forecasts with guidance from senior PMs.</li><li>Gain hands-on experience with financial alignment between construction management platforms and ERP systems.</li><li>Prepare monthly billing packages and understand contract billing requirements.</li><li>Build a foundation in financial decision-making that protects project margins.</li></ul><p>5. Field Leadership &amp; Quality&nbsp;</p><ul><li>Lead basic project meetings and daily huddles&mdash;building confidence in field leadership.</li><li>Develop strong working relationships with foremen and inspectors through proactive communication.</li><li>Conduct site walks to learn what quality, safety, and schedule control look like in real time.</li><li>Support Kapili&rsquo;s craftsmanship standards through clear expectations and follow-through.</li></ul><p>6. Communication &amp; Stakeholder Management&nbsp;</p><ul><li>Communicate directly with customers and inspectors on straightforward topics while building your client-facing skills.</li><li>Stay connected with internal teams&mdash;Estimating, Ops, Accounting, Sales&mdash;to keep projects running smoothly.</li><li>Keep the CRM system updated with customer-facing milestones.</li><li>Build your reputation as a reliable, professional communicator.</li></ul><p>7.
