Come grow with us!</p>\n<p> </p>\n<p>As a Make Ready Technician at One Park Central with Hines, you will be responsible for overseeing the quality standards of the vacant units are in market ready conditions that meet the Hines standard. You will perform technical and mechanical duties as needed. Responsibilities include, but are not limited to: </p>\n<p> </p>\n<ul>\n <li>Actively complete all repairs and improvements to the apartment homes prior to resident occupation as well as verifying the property is maintained up to standards</li>\n <li>Assists in maintaining the property such as the grounds, common areas, and amenities</li>\n <li>Perform general cleaning, pressure wash, trash removal and other duties as assigned</li>\n <li>Inspect all sheetrock and wall finishes for damage and repair/replace as needed</li>\n <li>Verify the apartment homes have been properly caulked and sealed as needed around the interior (sink, showers, bathtubs, windows, etc.)</li>\n <li>Practice proper safety techniques with all mechanical or electrical equipment malfunctions, reporting any injuries, accidents, or other safety issues to the appropriate contact</li>\n <li>Follows guidelines for the proper and safe usage of hand, power tools, testing equipment, and safety devices and other items, as well as make sure items are returned</li>\n <li>Identifies areas for improvement and provides suggestions to improve overall efficiency and productivity</li>\n <li>Ensure safety information is current and readily accessible while keeping up to date on all safety related laws and requirements to ensure compliance</li>\n <li>Support cost-cutting and expense control programs by verifying parts are up to standards for repair rather than a complete replacement when possible</li>\n <li>Attentive to questions from other service members as well as residents, responding in a respectful manner to complaints about maintenance services, and assign work requests according to urgency and efficiency</li>\n <li>Clean and paint equipment</li>\n <li>Understand policies and procedures of the company and of the assigned property</li>\n <li>Possess computer skills necessary to effectively administer work order programs and building operations</li>\n <li>Successful completion of all required training programs within required timeframes</li>\n <li>Compute basic mathematical equations</li>\n</ul>\n<h2>Qualifications</h2>\n<p>Minimum Requirements include:</p>\n<p> </p>\n<ul>\n <li>High school diploma or equivalent from an accredited institution preferred</li>\n <li>One or more years of maintenance or related experience preferred</li>\n <li>Demonstrated ability to identify mechanical, electrical, or other malfunctions and provide solutions</li>\n <li>Excellent written, verbal and customer service skills</li>\n <li>Excellent time management skills</li>\n <li>Work indoors approximately 80% of the time and outdoors approximately 20% of the time</li>\n <li>Use olfactory, auditory, and visual senses</li>\n <li>Lift 25 lbs. or more</li>\n <li>Climb up and down stairs and ladders</li>\n <li>Access remote work areas and confined spaces (i.e., crawl spaces, roofs)</li>\n <li>Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)</li>\n <li>Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays</li>\n <li>Work overtime as business needs deem appropriate</li>\n <li>Compensation: $40,000 - $50,000 + bonus and overtime</li>\n</ul>\n<h2>Closing</h2>\n<p>At Hines, we strive for excellence as a leading global real estate investment manager, driven by our by our belief that real estate is fundamentally about people.
