The Preconstruction Manager will coordinate heavily with Corporate Operational leadership and resources, as well as the Estimating team for the purpose of submitting comprehensive proposals during the project pursuit and pre-construction phases. The successful candidate will be able to identify, coordinate, and communicate proposal development between all internal and external stakeholders.</p>\n<h2>Responsibilities</h2>\n<ul>\n <li>Coordinate all project pursuit and pre-construction deliverables from commencement of project pursuit with Corporate, Operational leadership and Estimating</li>\n <li>Review project documentation for quality, content, and constructability</li>\n <li>Identify all required deliverables for the project pursuit / pre-construction effort, and make assignments to the appropriate internal/external stakeholder</li>\n <li>Manage the project pursuit / pre-construction effort timeline, setting deadlines as required to ensure an on time and quality deliverable to the client</li>\n</ul>\n<ul>\n <li>Coordinate with corporate marketing to develop proposal documents as required</li>\n <li>Actively manage the client during the project pursuit / pre-construction effort and maintain a strong relationship throughout to help ensure success</li>\n <li>Assure potential risk factors have been evaluated and reviewed with management</li>\n <li>Coordinate constructability resolutions and request pricing of alternative design concepts</li>\n <li>Ensure preliminary construction schedules are developed in accordance with estimates</li>\n <li>Review cost models during the pre-construction and bidding period</li>\n <li>Assist with contract documents</li>\n <li>Consult with Operation leadership, scheduling, estimating, legal, cost control, and procurement activities</li>\n <li>Monitor design progress for compliance with defined cost, schedule, and quality criteria for the purpose of revising proposals and coordinating resolution of constructability issues during design</li>\n</ul>\n<h2>Qualifications</h2>\n<ul>\n <li>Degree in Construction, Engineering, or related field desired</li>\n <li>Minimum 5 years of experience in Construction</li>\n <li>Preferred multidisciplinary experience in several (but not all) of the following areas: Preconstruction, Estimating, and Operations</li>\n <li>Estimating and scheduling experience desired</li>\n <li>Experience using computer-based estimating systems desired</li>\n <li>Strong written and verbal communication skills required</li>\n <li>Adept at problem-solving in a manner that avoids conflicts between parties</li>\n <li>Represent the company in a positive manner</li>\n <li>Coordinate the responsibilities of others in the preparation of estimates and budgets</li>\n <li>Understand client-specific standards</li>\n</ul>\n<h2>Working Conditions</h2>\n<p>While performing the duties of this job, the employee is regularly required to sit for long periods of time; talk or hear; perform fine motor, hand and finger skills in the use of a keyboard, telephone, or writing. The employee is frequently required to stands; walk; and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception and the ability to adjust focus. The employee will spend their time in an office environment with a quiet to moderate noise level.
