Description Description Job Title: BOS Project Manager Department: Base Operations & Maintenance Job Summary: The position provides oversight, direction, and coordination for all operations and maintenance (O&M) activities at the assigned job site to ensure adherence to contractual objectives. The position supervises and coordinates activities of skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings, and grounds at the assigned job sites. Supervisory Responsibilities: In charge of the operation, maintenance, and repairs of all installed building equipment covered under the scope of the contract including supervision of all assigned Building Engineers at every site Solicits cost proposals for various projects including the performance of quality inspections following project completions done by subcontractors Coordinates with HQ on all recruitment, interviews, hires, and training Oversee the daily workflow of the department Provides constructive and timely performance evaluations Coordinates with HQ on all discipline and termination of employees in accordance with company policy Duties/Responsibilities: Perform O&M Management administration functions, handling a variety of actions and problems relating to the assigned contract(s) Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades, and crafts Responsible for scheduling and completion of work Manages and commits contract resources; monitors budgets on assigned contracts Responsible for safety of all personnel on the job, including sub-personnel, compliance with environmental standards, and quality of work performed Conducts training of staff, as well as safety meetings and briefings Maintain relationship with labor union contacts and determine how to handle grievances Research and address customer and employee complaints Prepares customer correspondence concerning commitments, modifications, and change orders Required Skills/Abilities: Knowledge of OSHA safety regulations and PPE procedures Ability to conduct accident investigations and safety inspections Proficient written and oral communication skills according to skill requirements Possess strong computer skills, able to read, write, and comprehend written instructional documents Ability to function well in a high-paced and at times stressful environment Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals Ability to compute rate, ratio, and percent and to draw and interpret bar graphs Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume Ability to apply concepts of introductory algebra and geometry Proficient Microsoft Office productivity suite Experience in managing large or multiple facilities Education and Experience: The Project Manager shall have a minimum of five years’ experience as a program/project manager of a large multi-faceted base operations type program with Bachelor’s Degree that coincides with management or a resume that proves capability of proposed individual. Experience shall cover facility maintenance, municipal services, and environmental compliance regulations. Must have familiarity with Army cost and software data programs. Physical Requirements: Prolonged periods of sitting at a desk and working on a computer Occasional periods of prolonged exposure to load noises Ability to lift up to 75 pounds at times Ability to stand, walk, reach with arms and hands as necessary Ability to hear and see to position and safety requirement levels Occasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicals Special Qualifications/Requirements: Must be able to successfully pass as required a federal, state, or local government's background investigation Disclaimer: The duties and responsibilities described are not a comprehensive list and that additional tasks may be assigned to the employee from time to time; or the scope of the job may change as necessitated by business demands.
