    "requisitionDescription": "<div><p data-pasted=\"true\"><strong>Job Summary</strong>:&nbsp;</p><p><br></p><p>The Maintenance Technician performs general building maintenance tasks. The primary role of the Maintenance Technician is keeping good tenant relations. The Maintenance Technician is responsible for completing service requests in a timely and proper manner. The Maintenance Technician works closely with the Property Manager.</p><p style=\"margin-left:1.5in;\"><br></p><p><strong>Job Duties, Roles, and Responsibilities:</strong>&nbsp;</p><p><br></p><ul style=\"list-style-type: disc;\"><li>Locates and repairs roof leaks in all types of roofs including single ply rubber roofs and built up roofs</li><li>Repairs/installs skylights, doors, windows, downspouts, gutters, and locks</li><li>Caulks doors and windows</li><li>Installs wall framing; drywall; patches holes and finishes drywall</li><li>Patches paved areas utilizing cold patching materials</li><li>Repairs and installs sidewalks and other flat concrete surfaces</li><li>Installs, repairs and maintains all components in plumbing systems including, but not limited to, faucets, valves, piping, traps, toilets, sinks and hot water heaters</li></ul><ul type=\"disc\"><li>Installs, repairs and maintains all HVAC systems including, but not limited to, space heaters, air conditioners, heat pumps, split systems, electric, oil and gas fired heaters</li></ul><ul style=\"list-style-type: disc;\"><li>Perform quarterly inspection and preventative maintenance of HVAC maintenance contracts</li></ul><ul type=\"disc\"><li>Installs, repairs and maintains all components in building electrical systems including, but not limited to, wiring, lights, switches, breakers, transformers, and outlets</li><li>Respond to on-call emergencies</li></ul><p><strong>&nbsp;</strong></p><p><strong>Job Qualifications</strong>:</p><p><br></p><ul style=\"list-style-type: disc;margin-left: -0.04999999999999999in;\"><li>High school diploma; secondary and/or trade school desired</li><li>Valid Driver&rsquo;s License</li><li>HVAC certification preferred</li><li>Ability to perform work in a safe manner</li><li>Knowledge of routine building maintenance and repair techniques</li><li>Ability to read and perform arithmetic computations</li><li>Ability to read site plans, schematic drawings, and building plans</li><li>Ability to use hand tools</li><li>Ability to use power tools</li><li>Must be able to work in all types of weather</li><li>Must be able to set up, take down and climb extension ladders to perform roof work</li><li>Ability to communicate with tenants and to make tenants happy in conjunction with work that is done</li><li>2 - 4 years of related experience preferred</li><li>Regular attendance onsite is an essential function of the job</li></ul></div>\n",
