    "description": "<h2> </h2>\n<p><strong><u>PART TIME Building Engineer </u></strong></p>\n<p><strong><u>Northville, MI</u></strong></p>\n<p> </p>\n<p> </p>\n<p><strong>Position Summary</strong></p>\n<p> We’re looking to bring on a part-time technician with hands-on experience working on HVAC rooftop units. This role is especially well-suited for a retired HVAC professional who wants to stay active and put their expertise to good use on a flexible schedule. </p>\n<p> </p>\n<p> </p>\n<p><strong>Schedule:  Monday, Wednesday and Friday (4 hours per day)</strong></p>\n<p> </p>\n<p><strong><u>_____________________________________________________________________________________</u></strong></p>\n<p><strong>Key Areas of Responsibility</strong></p>\n<ul>\n <li>Make adjustments and changes on HVAC and related equipment to maintain established comfort zones.</li>\n <li>Provide prompt and courteous response to tenant requests within the guidelines set forth by the company.</li>\n <li>Order, stock and inventory parts and supplies as directed by the Property/Engineering Manager or Lead Engineer</li>\n <li>Induce water treatment chemicals at proper amounts and times in heating and cooling systems. Perform chemical analysis tests as set forth by the supervisor, reporting any abnormalities and substandard results.</li>\n <li>Respond to, prioritize and complete assigned work orders via the CMMS work order tracking system.</li>\n <li>Make adjustments and changes on HVAC and related equipment to maintain established comfort zones.</li>\n <li>Assume additional duties as delegated by Management</li>\n</ul>\n<p><u>_____________________________________________________________________________________</u></p>\n<p><strong>Education, Experience and Skills Required</strong></p>\n<ul>\n <li>Must have minimum of 3 years building engineering experience commensurate with position being filled (i.e. high-rise building, low rise,).</li>\n <li>High Pressure Boiler Operator’s License is preferred but not required.</li>\n <li>Refrigeration Operator License is preferred but not required.</li>\n <li>EPA 608 Universal Certification is preferred but not required. Intermediate working knowledge of electrical, electronic, pneumatic, and mechanical control devices and BAS systems.</li>\n <li>Knowledge of basic hand tools, i.e., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.</li>\n <li>Knowledge of power tools (pneumatic, electric, or engine drive) drill motors, saws, grinder, impact wrenches, and drain cleaner, etc.</li>\n <li>Ability to read and use shop manuals and drawings.</li>\n <li>Ability to use basic measuring and recording equipment such as temperature indicators, pressure gauges, and voltage testers.</li>\n <li>Ability to use deductive logic for troubleshooting equipment.</li>\n <li>Must be proficient in the use of a personal computer, handheld communication device and have knowledge of CMMS software such as Workspeed.</li>\n <li>Great communications ability, both verbal and written.</li>\n <li>Ability to read blueprints and or schematics to aid in troubleshooting analysis.</li>\n</ul>\n<p><strong><u>_____________________________________________________________________________________</u></strong></p>\n<p><strong>Physical Demand Requirements</strong></p>\n<ul>\n <li>Ability to climb up and down stairs and ladders and work standing all day.</li>\n <li>Ability to access remote work areas, i.e., crawl spaces, roofs.</li>\n <li>Ability to utilize full manual dexterity (i.e. sitting, squatting, bending, crawling, kneeling, lifting, walking, manipulating tools with limbs extended).</li>\n <li>Must be able to work in these conditions: Indoors 80%, Outdoors20%</li>\n <li>Must be able to lift a minimum of 50 lbs., climb ladders, work in hazardous environments, such as construction sites, and work in all types of weather.</li>\n</ul>\n<p><strong><u>_____________________________________________________________________________________</u></strong></p>\n<p><strong>Other Requirements</strong></p>\n<ul>\n <li>Must possess a valid driver’s license with good driving record.</li>\n <li>Ability to safely install and operate rigging and lifting devices.</li>\n <li> Ability to interact with co-workers, tenants, contractors, and the general public in a positive and professional manner</li>\n <li>Will be required to work evenings; holidays and weekends to ensure coverage</li>\n</ul>\n<p><strong><u>_____________________________________________________________________________________</u></strong></p>\n<p><strong>Benefits/Perks</strong></p>\n<ul>\n <li>Competitive salary commensurate with experience.</li>\n <li>Comprehensive benefits package including health, dental, and vision insurance.</li>\n <li>401(k) retirement savings plan with company match.</li>\n <li>Opportunities for professional development and advancement.</li>\n</ul>\n<p><strong><em>Note: This job description is not intended to be all-inclusive.
