including plumbing, HVAC, structural, and electrical. </li>\n <li>Tests and/ or troubleshoots a variety of items dependent on specific trade expertise (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, drain cleaning on new and renovated construction) for the purpose of assessing item functionality and recommending repair or replacement. </li>\n <li>Applies proficient skills in all trades: electrical, carpentry, plumbing, drain cleaning, HVAC, etc. to ensure quality maintained homes and community. </li>\n <li>With minimal direction, completes resident-requested repairs and services within the required time frames. </li>\n <li>Completes all assigned maintenance work on vacant homes within LMH standards. </li>\n <li>Performs On-call service requests and emergency calls. </li>\n <li>Performs general maintenance and cleaning of common areas, maintenance shop, etc. </li>\n <li>Trains or guides other maintenance team members in performing skilled tasks to support workers developing their knowledge of specific skills with trade. </li>\n <li>On occasion, may lead or supervise other maintenance team members without management. </li>\n <li>Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed. </li>\n <li>Demonstrates the appropriate and safe use of standard hand and power tools, equipment, and machinery. </li>\n <li>Reports any maintenance concerns for repairs on homes, community and/ or common areas to supervisor. </li>\n <li>Participates in and attends various department or regional meetings, resident functions, seminars, training, and work- related events. </li>\n <li>Complies with all OSHA safety regulations, applicable local laws regarding health, safety, or environment and LMH Standard Operating Procedures and Policies. </li>\n <li>Understands and follows safe work practices for all trades, including Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces. </li>\n</ul>\n<h2>Qualifications</h2>\n<p><strong>What You Need For Success</strong>:    </p>\n<p> </p>\n<ul>\n <li>6 or more years related plumbing experience preferred. </li>\n <li>Intermediate level understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC. </li>\n</ul>\n<ul>\n <li>Residential card preferred. </li>\n <li>Some supervisory or lead experience preferred. </li>\n <li>Effectively communicate and interact with co-workers, managers, vendors, and residents enough to exchange or convey information and give or receive work direction. </li>\n <li>Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, and small machinery repair. </li>\n <li>Backflow certification preferred. </li>\n <li>Basic computer skills: Operate a PC, navigate intranet, use mobile device & apps, use Microsoft Outlook, use Yardi, upload photos, complete online research, perform online ordering, etc. </li>\n <li>Ability to operate a motor vehicle (valid license required). </li>\n</ul>\n<p> </p>\n<p>Pay Range: $37.50 - $43.50 Hourly </p>",
