This individual manages maintenance staff, coordinates repairs, and ensures compliance with safety regulations while delivering high-quality service to residents.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Key Responsibilities:</span><br></p>\n<p>· Inspect and maintain building systems, including HVAC, plumbing, electrical, and mechanical systems.</p>\n<p>· Coordinate and oversee preventative maintenance schedules to minimize disruptions.</p>\n<p>· Respond to resident requests for repairs and ensure timely resolution.</p>\n<p>· Supervise external contractors for specialized repairs or large projects.</p>\n<p>· Hire, train, and supervise maintenance staff.</p>\n<p>· Assign daily tasks and monitor team performance.</p>\n<p>· Ensure proper tools, equipment, and resources are available for the team to complete tasks efficiently.</p>\n<p>· Perform regular inspections of apartments, common areas, grounds, and equipment.</p>\n<p>· Ensure the property complies with local building codes and safety regulations.</p>\n<p>· Collaborate with the Property Manager to develop maintenance budgets.</p>\n<p>· Maintain accurate records of maintenance schedules, completed repairs, and inventory.</p>\n<p>· Communicate with residents regarding maintenance updates or scheduled repairs.</p>\n<p>· Address resident complaints promptly and professionally.</p>\n<p>· Provide excellent customer service to foster resident satisfaction and retention.</p>\n<p>· Be on-call for maintenance emergencies.</p>\n<p>· Respond quickly to situations such as leaks, power outages, or security issues.</p>\n<p>· Develop and implement emergency protocols for the property.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Qualifications:</span></p>\n<p>· High school diploma or equivalent (some positions may require a related associate or bachelor’s degree).</p>\n<p>· Proven experience in facilities management, property maintenance, or a related field.</p>\n<p>· Strong technical knowledge of building systems (HVAC, plumbing, electrical).</p>\n<p>· Leadership and supervisory experience.</p>\n<p>· Familiarity with local building codes and safety regulations.</p>\n<p>· Excellent problem-solving and organizational skills.</p>\n<p>· Strong communication and interpersonal abilities.</p>\n<p>· Proficiency in maintenance software and Microsoft Office applications.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Certifications (Preferred):</span></p>\n<p>· HVAC certification.</p>\n<p>· EPA certification for handling refrigerants.</p>\n<p>· Certified Apartment Maintenance Technician (CAMT).</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Working Conditions:</span></p>\n<p>· Regular exposure to construction materials, cleaning agents, and equipment noise.</p>\n<p>· Ability to work flexible hours, including weekends and emergencies.</p>\n<p>· Physical requirements include lifting heavy objects, climbing ladders, and standing for extended periods.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Optional Perk:</span></p>\n<p>· Discounted rental housing in exchange for services or reduced rate (if available).</p>",
