Founded locally in 1911, the Northern California & Northern Nevada affiliate of Volunteers of America (VOA-NCNN) is one of the largest providers of social services in the region, operating more than 40 programs including housing, employment services, substance abuse, and recovery services to families, individuals, veterans, seniors, and youth. In fact, VOA-NCNN provides shelter or housing to over 3,500 men, women, and children every night. OUR MISSION: To change individual lives, instill hope, increase self-worth and facilitate independence through quality housing, employment, and related supportive services. Volunteers of America Northern California & Northern Nevada inspires self-sufficiency, dignity, and hope by providing critical health and human services to thousands of vulnerable individuals and families across Northern California & Northern Nevada. PROGRAM AND LOCATION: VOA-NCNN, a Certified Great Place to Work, is recruiting for a full-time Maintenance Technician for two of our housing sites, HiWay 40 and Sage Street Village. HiWay 40 is a Permanent Supportive Housing site that provides stable, long-term housing paired with wraparound supportive services for individuals transitioning directly out of homelessness. Sage Street Village is designed to serve working people earning minimum wage, or those with other income sources such as social security or disability, as a low-income housing option. Full-time employees (working 30 or more hours a week) are eligible for a benefits package that includes paid holidays, vacation, sick pay, health, dental, vision, life, and short-term disability insurance coverage. Responsibilities POSITION SUMMARY: The Maintenance Technician is responsible for building maintenance, repair, and custodial upkeep across two housing sites: HiWay 40 and Sage Street Village, split 50% between each site. The Maintenance Technician ensures quality service in a safe, non-judgmental manner to all program participants and tenants, performing all duties professionally, compassionately, and in support of the safety and integrity of each housing site. Work is performed in a cost-effective, service-oriented manner consistent with established organizational standards. OBJECTIVES/ACTIVITIES: A. Responsible for preventive maintenance of building heating/air conditioning units, maintenance of interior/exterior common areas, renovating apartments for new tenants, repairing apartment deficiencies as they occur, and general inspection of building perimeter and facility grounds, and parking areas. 1. Maintain and make repairs, as needed, of the interior and exterior of the building to meet all county codes and to ensure all equipment is in safe working order.2. Maintain all plumbing and electrical services, i.e., electrical fixtures, lighting, toilets, sinks, drains, equipment, tools, etc. to be in good working order for apartments and common areas, i.e. restrooms, laundry facilities, recreation rooms, kitchens, etc. 3. Conduct required inspections of heating/cooling systems and smoke detectors on a regular basis.4. Provide emergency repairs to ensure safety and security of tenants and facilities. Emergencies occur at any time so the Maintenance Technician must be willing to be called in on weekends, evenings, and holidays as needed.5. Select, purchase and pick up repair materials as needed; maintain inventory control of maintenance equipment and supplies.6. Responsible for inventory control and utilization of maintenance equipment and supplies. 7. Maintain accurate records regarding preventive maintenance, service request, apartment make-ready and periodic inspections. 8. Maintain adequate lighting throughout the interior and exterior of both properties. 9. Make recommendations to Community Administrator on necessary maintenance repairs, preventive maintenance and property improvements. 10. Schedule maintenance on all equipment based on the manufacturer’s recommendations. 11. Maintain SDS manual.12. Respond to maintenance requests in a timely manner, prioritizing work orders to minimize disruption to tenants.13. Complete unit turns; prepare apartments and units for incoming residents by painting, replacing furniture, making repairs, and ensuring units are move-in ready in accordance with make-ready standards. B. Responsible for maintaining facility in a clean, sanitary and presentable manner at all times. 1. Provide basic cleaning of facility interiors, including vacuuming and dusting common areas, sweeping, mopping, and waxing floors on a regular basis. 2. Clean public restrooms and laundry rooms daily and check supplies. 3. Wash windows and glass in common areas on a periodic basis. 4. Remove trash and debris in interior common areas daily. 5. Clear walkways of debris, dust, dirt and grime on a daily basis.6. Participate in the inspection of common areas of hazardous or unsafe condition, physical damage, or any other form of deterioration and report those conditions to management. 7. Monitor and requisition cleaning supplies as needed. 8. Assist with other projects as assigned by the Community Administrator. C. Responsible for all areas of daily communication with administration to stay in compliance with company policies. 1. Document and report all tenant concerns and/or infractions that can impact security. 2. Complete all incident reports and logs as required. 3. Secure approval for exceptions to standard policy.4. Notify management of potential workflow problems and resource needs necessary to attain performance standards. 5. Adhere to staffing schedules in order to provide adequate/safe staffing coverage and to accomplish program objectives. This would include weekend on-call coverage.6. Communicate with on site staff, Community Administrator, Administrative Assistant, and external county/state/city program representatives as required.7. Direct available resources as required. 8. Comprehend and adhere to ethical standards, program philosophy guidelines, and confidentiality laws. 9. Provide on-call coverage for maintenance issues, including evenings, weekends, and holidays as needed. D. Responsible for the assistance of training and development of new staff. 1. Assist the Community Administrator in training new employees as requested to ensure quality work outcomes. 2. Maintain an above average working knowledge of fire, safety, and health standards to ensure safe work environment for tenants and all personnel. E. Responsible for self-development 1. Continually learn and enhance technical and interpersonal skills.2. Attend staff meetings/assigned training and complete required certifications. Qualifications EQUIVALENT EDUCATION AND EXPERIENCE: This position requires demonstrated ability to perform plumbing, electrical, and basic carpentry skills. It also requires the ability to communicate and comprehend oral and written instructions and to provide services to tenants without ethnic or social prejudices. It requires general knowledge of issues and challenges unique to seniors, lower economic-status individuals, minorities, and people with disabilities. Must have organizational skills, have the flexibility to work irregular hours and have the willingness to function as a team member. Requires at least one year of experience in building maintenance. CPR/First Aid certification is required within 30 days of employment. Valid Nevada driver's license and ability to meet the organization’s insurance carrier guidelines are required. SPECIFIC SKILLS REQUIRED: A. Must have general building maintenance skills, i.e., building layout, material, and equipment, as well as the following: 1. Understanding of HVAC, plumbing, general carpentry 2. Ability to identify / understand structural / mechanical / electrical systems3. Knowledge of finishes, fixtures and furnishings B. Routine / preventive maintenance skills, including: 1. Ability to follow documented instruction / guidelines2. Understand inspections / scheduling3. Ability to identify replacement/repair needs beyond normal maintenance C. Be able to safely operate/ care for: 1. Hand tools2. Power tools3. Electrical test equipment4. Gauges, meters and other measuring devices5. Other diagnostic test equipment D. Must have vocational literacy, to create and understand the following: 1. Daily work reports and inventory information2. Requisitions E. Must have general analytical and mathematical skills to: 1. Attend staff meetings/assigned training and complete required certifications.</p>\n<p> </p>\n<h2>Qualifications</h2>\n<p><strong>EQUIVALENT EDUCATION AND EXPERIENCE:</strong></p>\n<p>This position requires demonstrated ability to perform plumbing, electrical, and basic carpentry skills. It also requires the ability to communicate and comprehend oral and written instructions and to provide services to tenants without ethnic or social prejudices. It requires general knowledge of issues and challenges unique to seniors, lower economic-status individuals, minorities, and people with disabilities. Must have organizational skills, have the flexibility to work irregular hours and have the willingness to function as a team member. Requires at least one year of experience in building maintenance. CPR/First Aid certification is required within 30 days of employment. Valid Nevada driver's license and ability to meet the organization’s insurance carrier guidelines are required.</p>\n<p><strong>SPECIFIC SKILLS REQUIRED:</strong></p>\n<p><strong>A. Must have general building maintenance skills, i.e., building layout, material, and equipment, as well as the following:</strong></p>\n<p>1. Understanding of HVAC, plumbing, general carpentry 2. Ability to identify / understand structural / mechanical / electrical systems3. Knowledge of finishes, fixtures and furnishings</p>\n<p> </p>\n<p><strong>B. Routine / preventive maintenance skills, including:</strong></p>\n<p>1. Ability to follow documented instruction / guidelines2. Understand inspections / scheduling3. Ability to identify replacement/repair needs beyond normal maintenance</p>\n<p> </p>\n<p><strong>C. Be able to safely operate/ care for:</strong></p>\n<p>1. Hand tools2. Power tools3. Electrical test equipment4. Gauges, meters and other measuring devices5. Other diagnostic test equipment</p>\n<p> </p>\n<p><strong>D.
