    "requisitionDescription": "<div><p style=\"margin-left:0in;\" data-pasted=\"true\"><strong>Job Summary:</strong>&nbsp;</p><p style=\"margin-left:0in;\">The HVAC Technician performs HVAC preventative maintenance tasks.</p><p style=\"margin-left:0in;\"><strong>Job Duties:</strong></p><div style=\"margin-left:0in;\"><ul style=\"list-style-type: disc;margin-left: 0in;\"><li style=\"margin-left:0in;\">Change compressors</li><li style=\"margin-left:0in;\">Change heat exchanges</li><li style=\"margin-left:0in;\">Clean Coils</li><li style=\"margin-left:0in;\">Installs, repairs, and maintains all components in plumbing systems including, but not limited to, faucets, valves, piping, traps, toilets, sinks, and hot water heaters</li><li style=\"margin-left:0in;\">Installs, repairs and maintains all components in building electrical systems including, but not limited to, wiring, lights, switches, breakers, transformers, and outlets.</li><li style=\"margin-left:0in;\">Hangs drywall, finishes drywall, patches holes</li></ul></div><p style=\"margin-left:.5in;\"><br></p><p style=\"margin-left:0in;\"><strong>Roles and Responsibilities:</strong></p><p style=\"margin-left:0in;\">The HVAC Technician is responsible for completing service requests in a timely and proper manner. This role is also responsible for keeping good tenant relations. The HVAC Technician works closely with Director of Maintenance, Maintenance Coordinators and Property Managers.</p><p style=\"margin-left:0in;\"><strong>&nbsp;</strong></p><p style=\"margin-left:0in;\"><strong>Job Qualifications:</strong></p><div style=\"margin-left:0in;\"><ul style=\"list-style-type: disc;margin-left: 0in;\"><li style=\"margin-left:0in;\">High school diploma</li><li style=\"margin-left:0in;\">Valid Maryland Drivers License</li><li style=\"margin-left:0in;\">HVAC certification&nbsp;</li><li style=\"margin-left:0in;\">Ability to perform work in a safe manner</li><li style=\"margin-left:0in;\">Knowledge of routine building maintenance and repair techniques</li><li style=\"margin-left:0in;\">Ability to read and perform arithmetic computations</li><li style=\"margin-left:0in;\">Ability to read site plans, schematic drawings, and building plans.</li><li style=\"margin-left:0in;\">Ability to read and troubleshoot off a wiring diagram</li><li style=\"margin-left:0in;\">Ability to use hand tools</li><li style=\"margin-left:0in;\">Ability to use power tools</li><li style=\"margin-left:0in;\">Must be able to work in all types of weather</li><li style=\"margin-left:0in;\">Must be able to set up, take down and climb extension ladders to perform roof work</li><li style=\"margin-left:0in;\">Ability to communicate with tenants and to make tenants happy in conjunction with work that is done</li><li style=\"margin-left:0in;\">Ability to work and stay on a schedule</li><li style=\"margin-left:0in;\">5 years of related experience</li></ul></div><p style=\"margin-left:.25in;\"><br></p><p style=\"margin-left:0in;\"><strong><em>*Regular attendance onsite is an essential function of the job.</em></strong></p></div>\n",
