This involves ensuring a safe and secure living environment for Residents, Visitors and Associates. The Maintenance Technician will continually improve operating conditions, quality, and integrity of all building systems and appearances, while delivering superior customer service to our Residents.&nbsp;</p><p><strong>Reports to:</strong> Maintenance Supervisor</p><p><strong>Wage Status:&nbsp;</strong>Non-Exempt (Eligible for overtime)</p><p><strong>Job Responsibilities:</strong></p><ul><li>Independently performs only those maintenance and repairs that do not require a license or performs maintenance and repairs under the supervision of a licensed technician.</li><li>Completes repairs, troubleshoots systems, and preventative maintenance in a timely manner. <span class=\"Apple-converted-space\">&nbsp;</span></li><li>Must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.&nbsp;</li><li>Participates in on-call emergency rotation and responds to emergencies as needed.</li><li>Completes work orders in vacant units, ensuring turnovers are completed on schedule and meets or exceeds community standards.</li><li>Utilizes maintenance program to track work orders, preventive maintenance, inventory, product replacement histories.</li><li>Ensures tools and equipment are in optimum condition and reports any unsafe situation immediately.</li><li>Complete&nbsp;grounds&nbsp;work&nbsp;such&nbsp;as:&nbsp;trash&nbsp;pick-up,&nbsp;sweeping&nbsp;and&nbsp;light&nbsp;landscaping. Removes snow and ice from sidewalks, walkways, steps, and driveways. Diligently monitors the community for slip, trip and fall hazards.</li><li>Coordinate&nbsp;special&nbsp;projects&nbsp;as&nbsp;directed.
