The goal is to maintain the facilities and common areas are in the best possible condition. Responsible for managing turnovers and work orders on a 199 unit famly walk up community.<br><br><span style=\"font-size:14px;\"><strong>We are seeking skilled Maintenace Technicians for our West Baltimore Communities, multiple locations!!!</strong></span></p><p><strong>Essential Duties</strong></p><ul><li>Complete service requests in a timely manner.</li><li>Full unit turns to include but not limited to paint, sheetrock repair, screen repair, minor plumbing/electrical.</li><li>Daily Unit Maintenance-Satisfies service requests per work order, following company procedures</li><li>Make-ready procedures: Paints, appliance repair, plumbing, electrical fixtures, repairs or replaces old faulty parts; checks locks, replaces burned out light bulbs.</li><li>Preventative Maintenance; Make regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment: checks for appearance and cleanliness, checks for structural cracks, excessive wear; and faulty parts. Mow lawn, clean gutters.</li><li>Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol</li><li>Survey buildings and repair mechanical systems to ensure they are consistent with health and safety regulations</li><li>Support the setup of ventilation, refrigeration and other systems and conduct repairs when necessary</li><li>Maintain heating and plumbing systems to ensure functionality</li><li>Inspect alarm systems such as carbon dioxide and fire protection and quickly schedule repairs when needed</li><li>Undertake activities of pest control such as spraying insecticide</li></ul><p><strong>Qualifications </strong></p><ul><li><strong>Experience working in older buildings</strong></li><li>Basic Plumbing and electrical for residential properties </li><li>Make ready experience</li><li>Drywall and painting </li><li>Basic understanding of electrical, hydraulic and other systems</li><li>Working knowledge and experience in general apartment maintenance and repair,</li><li>Strong understanding or related experience to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.</li><li>Experienced in operating a variety of equipment, including snow blowers, lawn mowers, and small hand tools</li><li>Working knowledge of repair to common appliances, and devices</li><li>Outstanding written and verbal communication skills</li><li>Excellent manual dexterity and problem-solving skills</li></ul><p><b>Education</b></p><p>High school diploma, GED or Equivalent. This position requires the ability to read and write English fluently, accurately perform intermediate mathematical functions and understand and perform all on-site resident management software functions. EPA technician certification required</p><p><b>Professional Experience  </b></p><p>A minimum of three years’ experience as a residential property management maintenance technician. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Must be able to speak to tenants and maintain good working relations with other staff members, tenants, and supervisor as well as any contract laborers working on the property.<br><br><b>Attendance/Travel Requirements</b></p><p>The position requires the ability to work any of the seven days of the week, 52 weeks of the year.  Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.  The position requires the ability to serve on-call, as scheduled or as necessary.  Travel may be required at times to attend various owner gatherings either in the general vicinity of the associates home property, or in another state.  You must also be able to attend certain resident events that are held after hours.</p><p><b>Computer Skills</b></p><p>Basic computer/Internet knowledge</p><p><b>Physical Demands</b></p><p>Must be capable of physically accessing all exterior and interior parts of the property and amenities, push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance.</p><p><b>Learning & Development</b></p><p>Maintain a commitment to ongoing personal development and career growth though career path activities provided through the corporate office and external sources as needed.<br> </p><p>This role is non-exempt and has an anticipated pay rate of $25 for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations.  This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors.  This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week.  Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.  To learn more about our company and our benefits, go to: <a href=\"https://pratumco.com/careers/\">https://pratumco.com/careers/</a></p><p>We are a growing company that is looking for talented professionals who want to be part of a strong team focused on providing superior management services to our residents and owners.
