    "requisitionDescription": "<div><div><div><div><link href=\"https://static.workforcenow.adp.com/mas/mdf-components/24.13.17/styles/froala_editor.pkgd.min.css\" rel=\"stylesheet\" type=\"text/css\">&nbsp;<link href=\"https://static.workforcenow.adp.com/mas/mdf-components/24.13.17/styles/froala_style.min.css\" rel=\"stylesheet\" type=\"text/css\"><div class=\"fr-view\"><p>The Part Time Maintenance Technician is responsible for the general appearance and maintenance of the physical property and for ensuring the efficient operation of the property on a daily basis. &nbsp;</p><ol id=\"isPasted\"><li>Has a working knowledge of HVAC, Electrical, Plumbing, Carpentry, Painting, Preventative Maintenance Practices, Appliances, Locks/ Access Systems, Cleaning, Landscaping including Snow Removal, and Curb Appeal.</li><li>Entering resident homes and property buildings, diagnose problems and determine corrective solutions, referring to and/or adhering to building codes, blueprints, and manuals.</li><li>Facilitates best safety practices and compliance and provides an appropriately consistent approach to health, safety, and environmental issues. Regular cleaning of maintenance area.</li><li>Ensures all required life-safety equipment is being maintained per local, state, and federal codes and requirements.</li><li>Completes regular inspections of the property and identifies needed repairs.</li><li>At the direction of the Property Manager, completes unit turns in a timely manner.</li><li>Recommends property capital improvement projects and assists with the bidding process as requested by the Property Manager.</li><li>Works with vendors and contractors on projects under the direction of the Property Manager.</li><li>Adheres to all Fair Housing laws and regulations.</li><li>Maintain a positive rapport with residents.</li><li>Working within an on-call schedule for after-hours emergencies.</li><li>Providing exceptional customer service to all residents.</li><li>Other duties as assigned by management.</li></ol><p>An individual in this position must be able to successfully perform the essential duties and responsibilities listed above.
