COMPENSATION: $30.00/hr to $35.00/hr. This position comes with an apartment in Lower East Side, New York depending on availability. SUMMARY: The Handyman Level 3 will handle and perform a variety of non-technical, non-licensed mechanical, electrical maintenance, HVAC, painting, carpentry, custodial, plumbing, general repair, and other handyperson tasks related to overall building maintenance for mixed-use residential and commercial buildings in Lower East Side, Harlem, and any other managed properties in Manhattan, NY. The Handyman Level 3 will report to, and work under the direct supervision of the Facilities Manager. Essential Duties: Performs general repairs and services in all maintenance related disciplines assigned by the Facilities Manager. Performs preventative maintenance for plumbing, electrical, and heating systems in residential units as needed. Performs minor repairs including carpentry, painting, surface touch-ups, tiling, and flooring. Identifies and reports any deficiencies in residential units or the building. Changes locks, re-keys, and makes key copies as directed. Reports all accidents and any illegal activities to management in a timely way. Supervises any third-party contractors and utility companies as needed. Properly documents and details completed work orders. Complete any other tasks as needed and as assigned by the Property Coordinator. Always maintains a working/professional relationship with tenants. Must be available to respond to emergencies during non-business hours and weekends. Candidate will have the option to live on-site in a company issued apartment depending on apartment availability. Ability to work in various assigned building locations in Lower East Side, Harlem, and throughout Manhattan, NY. Performs work with respect and professional courtesy. Qualifications for Level 3 Handyman: Minimum of 4 years of experience in general maintenance, caretaking, mechanical, electrical and/or equipment and building repairs. Computer experience and the ability to learn and utilize new systems. Working knowledge of Yardi a plus. Skilled in the use of hand tools and power tools. Experience repairing windows, doors, and screens. Knowledge in changing door handles and locks. Ability to change light bulbs. Skilled in replacing smoke and carbon monoxide detectors. Experience with drywall repair. Capable of doing paint touch-ups. Experience with snaking drains and sewers. Capability of cleaning gutters and fences. Experience assembling furniture. Skilled in laying tiles and flooring. Carpentry: Proficiency in cutting shaping and the installation of wood for construction, such as concrete formwork, plastering and roofing. Plumbing: Know-how in the installation of pipes, drains, fittings, valves, and fixtures installed for distribution of potable water, heating and waste. Electrical work: Skilled in the installation, repair and maintenance of electrical equipment and systems. This includes everything from wiring, repairing faulty light switches, outlets, light fixtures. Must hold at least one of the following certifications: S12 - Certificate of Fitness for Citywide Sprinkler Systems S13 - Certificate of Fitness for Citywide Sandpipe Systems P99 - Certificate of Fitness for Low Pressure Oil Burner Operator S95 - Certificate of Fitness for Supervision of Fire Alarm Systems and Other Related Systems Attention to detail. Excellent customer service skills. Positive attitude and good communication skills, both verbal and written. Availability to work in shifts and with flexible schedules (e.g. weekends and evenings). Bilingual is a plus, English/Chinese or English/Spanish. Must embrace diversity and understand the concepts of institutional and structural racism and bias and their impact on underserved and underrepresented communities. Physical Requirements: Required to walk from floor to floor and may be required to walk outside between buildings in varying outdoor weather conditions.       "description": "<p><strong>COMPENSATION: $30.00/hr to $35.00/hr. This position comes with an apartment in Lower East Side, New York depending on availability.</strong></p><p><strong>SUMMARY:</strong><br>The Handyman Level 3 will handle and perform a variety of non-technical, non-licensed mechanical, electrical maintenance, HVAC, painting, carpentry, custodial, plumbing, general repair, and other handyperson tasks related to overall building maintenance for mixed-use residential and commercial buildings in Lower East Side, Harlem, and any other managed properties in Manhattan, NY. The Handyman Level 3 will report to, and work under the direct supervision of the Facilities Manager.</p><p><strong>Essential Duties:</strong></p><ul><li>Performs general repairs and services in all maintenance related disciplines assigned by the<br>Facilities Manager.</li><li>Performs preventative maintenance for plumbing, electrical, and heating systems in residential<br>units as needed.</li><li>Performs minor repairs including carpentry, painting, surface touch-ups, tiling, and flooring.</li><li>Identifies and reports any deficiencies in residential units or the building.</li><li>Changes locks, re-keys, and makes key copies as directed.</li><li>Reports all accidents and any illegal activities to management in a timely way.</li><li>Supervises any third-party contractors and utility companies as needed.</li><li>Properly documents and details completed work orders.</li><li>Complete any other tasks as needed and as assigned by the Property Coordinator.</li><li>Always maintains a working/professional relationship with tenants.</li><li>Must be available to respond to emergencies during non-business hours and weekends. Candidate will have the option to live on-site in a company issued apartment depending on apartment availability.</li><li>Ability to work in various assigned building locations in Lower East Side, Harlem, and throughout Manhattan, NY.</li><li>Performs work with respect and professional courtesy.</li></ul><p><strong>Qualifications for Level 3 Handyman:</strong></p><ul><li>Minimum of 4 years of experience in general maintenance, caretaking, mechanical, electrical and/or equipment and building repairs.</li><li>Computer experience and the ability to learn and utilize new systems. Working knowledge of Yardi a plus.</li><li>Skilled in the use of hand tools and power tools.</li><li>Experience repairing windows, doors, and screens.</li><li>Knowledge in changing door handles and locks.</li><li>Ability to change light bulbs.</li><li>Skilled in replacing smoke and carbon monoxide detectors.</li><li>Experience with drywall repair.</li><li>Capable of doing paint touch-ups.</li><li>Experience with snaking drains and sewers.</li><li>Capability of cleaning gutters and fences.</li><li>Experience assembling furniture.</li><li>Skilled in laying tiles and flooring.</li><li><strong>Carpentry:</strong> Proficiency in cutting shaping and the installation of wood for construction, such as concrete formwork, plastering and roofing.</li><li><strong>Plumbing:</strong> Know-how in the installation of pipes, drains, fittings, valves, and fixtures installed for distribution of potable water, heating and waste.</li><li><strong>Electrical work:</strong> Skilled in the installation, repair and maintenance of electrical equipment and systems. This includes everything from wiring, repairing faulty light switches, outlets, light fixtures.</li><li><strong>Must hold at least one of the following certifications:</strong><ul><li>S12 - Certificate of Fitness for Citywide Sprinkler Systems</li><li>S13 - Certificate of Fitness for Citywide Sandpipe Systems</li><li>P99 - Certificate of Fitness for Low Pressure Oil Burner Operator</li><li>S95 - Certificate of Fitness for Supervision of Fire Alarm Systems and Other Related Systems</li></ul></li><li>Attention to detail.</li><li>Excellent customer service skills.
