If you have a good work ethic, a passion for helping people, and want an opportunity to learn and grow, KETTLER is the place for you. </p>\n<p> </p>\n<p>The Lead Maintenance Technician, under the direction of the Maintenance Manager, is responsible for general maintenance, repairs in apartments and buildings, maintaining curb appeal and quality of apartment homes, and responding to service request of residents.</p>\n<p> </p>\n<p>Compensation: $28.00-$29.00/hour</p>\n<p>We offer a robust Benefits Package including, but not limited to:</p>\n<ul>\n <li>Paid Time Off</li>\n <li>Health, Dental, Vision insurance; Life Insurance; Prescription coverage</li>\n <li>Tax-Advantaged Spending Accounts (HSA or FSA)</li>\n <li>401(k) retirement plan with company match</li>\n</ul>\n<h2>Responsibilities</h2>\n<ul>\n <li>Participating in all maintenance projects.</li>\n <li>Performing general repair of property grounds, apartments, and building exteriors.</li>\n <li>Supporting the Maintenance Manager with budgets and other administrative tasks.</li>\n <li>Responding to resident requests for maintenance and service within the areas of HVAC, electrical, plumbing and appliance repair by troubleshooting the problem and taking appropriate action to repair and/or restore service within the quality and time standards established by the organization; escalates problem to supervisor or outside contractor as necessary.</li>\n <li>Preventive maintenance repair on all systems at the property.</li>\n <li>Completing the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.</li>\n <li>Demonstrating customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.</li>\n <li>Other duties as assigned.</li>\n</ul>\n<h2>Qualifications</h2>\n<ul>\n <li>3+ years of apartment maintenance experience.</li>\n <li>Universal EPA/CFC Certification.</li>\n <li>Mastery of appliance, electrical and plumbing repair.</li>\n <li>Strong understanding of HVAC repair.</li>\n <li>Valid Driver’s License and must live within 30 minutes of the property.</li>\n <li>Excellent English communication skills, both verbal and written.</li>\n <li>Must be responsible for taking calls for after hour’s emergency maintenance; including nights and weekends on a rotational basis.</li>\n <li>Must have personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur.</li>\n <li>Must carry a cell phone as required for on-call maintenance.</li>\n <li>Ability to use a computer.</li>\n <li>Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities.</li>\n</ul>",
