The candidate will be responsible for ensuring the delivery of high-quality financial information and monitoring of day-to-day matters of the Special Purpose Vehicles owned by the Blackstone Real Estate Funds investing across Asia.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">How You Add Value</span></p>\n<p>(including but are not limited to)</p>\n<p><br><br></p>\n<p><span style=\"text-decoration: underline\">SPV Deal Management:</span></p>\n<ul>\n<li>Manage portfolio deals in accounting &amp; reporting functions</li>\n<li>Capitalize funding through the deal structure as per structure &amp; tax requirements and monitor it throughout deal life cycle</li>\n<li>Ensure timely approval and payment of invoices</li>\n<li>Review monthly management accounts for projects under your allocation</li>\n<li>Review quarterly valuation deliverables to Blackstone i.e. NAV analysis, Debt valuation and Cash analysis</li>\n<li>Monitor liquidity and cash management on an ongoing basis</li>\n<li>Manage working capital and closing costs as part of quarterly reporting</li>\n<li>Liaison with corporate secretary and legal advisors in finalizing corporate secretarial documents and legal documentation for all capital transactions</li>\n<li>Review of funds transfer documents and ensuring all considerations are met (e.g., bank details, bank balances, negative interests, bank charges, cut-off timings)</li>\n<li>Oversee funds transfer with Treasury to ensure smooth execution, including settlement of FX trades Analyze cash flow requirement in each project and finalize distribution amount on a quarterly basis</li>\n<li>Review solvency tests and ensure compliance with legal requirements as part of distribution</li>\n<li>Review and finalize documentation for all funds movements working closely with Cosec and Legal teams</li>\n<li>Review ad-hoc capital movement through the deal structure</li>\n<li>Review and guide team on key financial transactions (including JE booking)</li>\n<li>Summarize &amp; analyze quarterly NAV fluctuation for stakeholders</li>\n<li>Manage statutory audits and review financial statements of entities under your allocation, including liaison with auditors on audit issues/complex disclosures.</li>\n<li>Review allocation of fair market valuation for each entity / deal on quarterly basis</li>\n<li>Review deal book and ensure deal structures are updated</li>\n</ul>\n<p><br></p>\n<p><span style=\"text-decoration: underline\">ANZ Deal specific Trusts and Properties Management:</span></p>\n<ul>\n<li>Reviewing, preparing and analyzing portfolio and consolidated sector property results (balance sheet and profit &amp; loss) on a monthly and YTD basis</li>\n<li>Forecast capex and tenant incentives, tracking of actuals vs budget, and accruals are all up to date based on inputs from development/asset managers</li>\n<li>Tracking income collection and cash collections – working with asset managers/sector heads to provide information to assist them in reducing aged arrears</li>\n<li>Calculation of management fees, leasing fees and capex fees</li>\n<li>Updates to the outgoings income recovery model for annual budget and quarterly re-forecast</li>\n<li>Review monthly property expense, capex and incentives forecasts</li>\n<li>Ensuring the entities have sufficient liquidity through cash forecasts and managing intercompany cash transfers</li>\n<li>Ensuring property &amp; trust expenses and procurements are swiftly processed</li>\n</ul>\n<p> </p>\n<p><span style=\"text-decoration: underline\">Deal Disposition &amp; Liquidation:</span></p>\n<ul>\n<li>Disposition management, including fund flow management, onshore coordination and tax reviews</li>\n<li>Manage working capital till liquidation of entities</li>\n<li>Work closely with Cosec and Legal teams to liquidate the entities in projects</li>\n</ul>\n<p> </p>\n<p><span style=\"text-decoration: underline\">Tax Compliance</span></p>\n<ul>\n<li>Provide support to Tax team in ensuring all tax reporting requirements’ deliverables and support are provided on time</li>\n<li>Assist Tax team in responding to queries from tax agents on financial related matters</li>\n</ul>\n<p><br></p>\n<p><span style=\"text-decoration: underline\">Stakeholder Relationship and Management</span></p>\n<ul>\n<li>Ensure stakeholders’ needs and expectations are well managed (i.e Blackstone business finance), and stakeholders are aware of timing and progress of deliverables</li>\n<li>Ensure quality of deliverables and service are aligned to excellence required by Blackstone</li>\n<li>Liaise with external advisors, such as tax advisors, auditors, legal advisors, and lenders in relation to ongoing matters and deal structuring issues or refinancing of loan</li>\n<li>Manage relationship with JV Partners/Platforms/ Service providers for various deliverables</li>\n</ul>\n<p> </p>\n<p><span style=\"text-decoration: underline\">Other Responsibilities</span></p>\n<ul>\n<li>Assist with continuous improvement initiatives for all financial reporting processes</li>\n<li>Liaison with back-end (COE) teams and provide coaching and training to COE teams</li>\n<li>Liaison with 3rd party onshore service providers / JV partners</li>\n<li>Ad hoc project work</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">What You Bring To The Role</span></p>\n<ul>\n<li>7 years’ + experience in a relevant industry</li>\n<li>Chartered Accountant or equivalent</li>\n<li>Bachelors (or equivalent) in Finance/Accounting</li>\n<li>Working knowledge of Private Equity/Real Estate, Fund Administration experience desirable</li>\n<li>Tax structuring knowledge beneficial</li>\n<li>Relationship management experience to influence diverse stakeholders across regions</li>\n<li>Strong analytical skills &amp; attention to detail</li>\n<li>Good written and verbal communication skills</li>\n<li>Property accounting experience a large plus</li>\n<li>Experience in ERP systems; Workday strongly preferred</li>\n</ul>",
