This position ensures that the physical aspects of the property meet the Company&rsquo;s established standards and any applicable laws.</p>\n\n<p><strong>Essential Job Functions:</strong></p>\n\n<ul>\n\t<li>Schedules, monitors and/or performs preventative maintenance and apartment turns.</li>\n\t<li>Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall, exterior structural, and appliances.</li>\n\t<li>Ensures that work order requests are responded to promptly and professionally.</li>\n\t<li>Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.</li>\n\t<li>Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents</li>\n\t<li>Uses Siteplan to schedule and perform emergency maintenance work when required</li>\n\t<li>Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.</li>\n\t<li>Assists supervisor with scheduling and communicating with vendors and contractors</li>\n\t<li>Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness</li>\n\t<li>Assists with purchasing maintenance supplies for the property while staying within the planned budget</li>\n\t<li>Accurately prepares and submits property invoices in accordance with established guidelines</li>\n\t<li>Communicates with supervisor regarding the overall maintenance function of the property.</li>\n\t<li>Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention</li>\n\t<li>Complies with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws</li>\n\t<li>Achieves high productivity through reliable and punctual attendance and report any tardiness, attendance and disciplinary issues to immediate supervisor</li>\n\t<li>Other duties as assigned</li>\n</ul>\n\n<p><strong>Minimum Qualifications/Skills:</strong></p>\n\n<p>To perform the role successfully, an individual must be able to perform all essential functions satisfactorily. The requirements define the knowledge, skill, and/or ability necessary to perform the essential functions</p>\n\n<ul>\n\t<li>May Require one or more of the following certifications:\n\t<ul>\n\t\t<li>EPA Certification, Type I and II</li>\n\t\t<li>HVAC Certification</li>\n\t\t<li>CPO Certification (pool)</li>\n\t\t<li>Other licenses and/or certifications as required by state law</li>\n\t</ul>\n\t</li>\n</ul>\n\n<p><strong>Desired Qualifications/Skills:</strong></p>\n\n<ul>\n\t<li>A high school education or equivalent is required (college hours preferred)</li>\n\t<li>1 year of electrical, painting, drywall and plumbing experience</li>\n\t<li>Must be available for night/weekend call duty</li>\n</ul>\n\n<p><strong>Work Schedule:&nbsp;&nbsp;</strong>Monday-Friday, with extended hours and/or weekends being required as scheduled, or as needed to meet business needs.</p>\n\n<p><strong>Physical Requirements/Environment:&nbsp;</strong>The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
