Nestled within Jacksonville’s historic core, Pearl Square sets a new benchmark for urban living.</p>\n<p><strong>Vandeveer arrives as the first residential address at Pearl Square, coming summer 2026.</strong></p>\n<h2>Responsibilities</h2>\n<ul>\n <li>Managing administration of property operations and leasing office.</li>\n <li>Monitoring the financial operations and achieving budgeted NOI.</li>\n <li>Providing a quality living environment for residents and positive work environment for team members.</li>\n <li>Hiring and supervising all on-site staff, including maintenance staff.</li>\n <li>Ensuring that all apartments and property grounds are maintained at company standards.</li>\n <li>Ensuring that rent is collected in a timely manner and following appropriate procedures when residents are delinquent.</li>\n <li>Contribute to achievement of team goals, leasing benchmarks, and resident retention.</li>\n <li>Support outreach initiatives that effectively market/promote the property.</li>\n <li>Understand the current sub-market and mentor others to ensure their comprehension.</li>\n <li>Lead by example to help maintain a high-performing, customer-focused team.</li>\n <li>Contribute to resident satisfaction and the achievement of property goals.</li>\n <li>Other duties as assigned.</li>\n</ul>\n<h2>Qualifications</h2>\n<ul>\n <li>4+ years’ experience in the property management field.</li>\n <li>2+ years’ supervisory experience.</li>\n <li>High School Diploma, Bachelor’s Degree preferred.</li>\n <li>Computer Proficiency and knowledge of Microsoft Office Suite.</li>\n <li>Demonstrated Leadership ability and proven track record of success with the leasing process.</li>\n <li>Must be able to work on the weekends.</li>\n <li>Experience with property management software.</li>\n <li>Must be able to walk apartments and grounds, including steps and climbing stairs.</li>\n <li>Excellent verbal and written communication skills and ability to interact with residents and customers in a professional manner.</li>\n <li>Strong financial analysis, budgeting, and P&L management skills.</li>\n <li>Working knowledge of applicable Landlord Tenant Laws, Fair Housing mandates and other legal issues affecting property management.</li>\n <li>Experience with unit and common area renovations.</li>\n</ul>",
