Vanir Development Company is a full-service real estate development company specializing in the design, construction, lease and leaseback process.</p>\n<h2>Job Description</h2>\n<p>The Maintenance Technician is responsible for the daily upkeep, cleanliness and minor maintenance of the property to ensure a safe, functional and attractive environment for tenants, visitors and staff.  This role combines janitorial responsibilities with basic building maintenance and repair tasks. </p>\n<p> </p>\n<p><strong>Job Description</strong></p>\n<p> </p>\n<p><strong>Maintenance / Technical Duties:</strong></p>\n<ul>\n <li>Perform routine building inspections and report maintenance issues.</li>\n <li>Conduct minor repairs such as fixing leaky faucets, replacing light bulbs, door adjustments and general handyman tasks.</li>\n <li>Maintain and operate building equipment and systems, including HVAC, plumbing and electrical components, within the scope of training.</li>\n <li>Respond promptly to tenant service requests and maintenance work orders.</li>\n <li>Perform painting of walls, doors, trim and other building surfaces as needed to maintain a clean and attractive property.</li>\n <li>Maintain exterior property cleanliness, including sweeping, debris removal, and pressure washing sidewalks, trash enclosures and other areas as required.</li>\n <li>Perform routine landscaping and grounds maintenance, including mowing, trimming, edging, and debris removal on vacant lots and other property areas to ensure a clean and safe environment.</li>\n <li>Monitor and maintain building systems, including lighting, plumbing, HVAC and security equipment.</li>\n <li>Assist vendors and contractors with access and oversight as needed.</li>\n <li>Expected to perform the duties outlined above and any other duties as assigned to support the department and company objectives.</li>\n</ul>\n<p><strong>Cleaning Duties:</strong></p>\n<ul>\n <li>Maintain cleanliness of common areas, including lobbies, hallways, restrooms, elevators and exterior walkways.</li>\n <li>Empty trash and recycling bins regularly; ensure proper disposal.</li>\n <li>Clean interior and exterior windows, dust furniture, wipe down surfaces and maintain floors (sweeping, mopping, vacuuming, buffing as needed.)</li>\n <li>Responsible for cleaning and maintaining storage closets and vacant office spaces, including dusting, wiping surfaces and shampooing carpets.</li>\n <li>Monitor supplies and notify management when inventory is low.</li>\n <li>Expected to perform the duties outlined above and any other duties as assigned to support the department and company objectives.</li>\n</ul>\n<p><strong>Safety / Compliance:</strong></p>\n<ul>\n <li>Follow safety protocols and maintain a safe working environment at all times.</li>\n <li>Ensure all equipment and tools are used properly and safely.</li>\n <li>Comply with building policies, health codes and regulatory requirements.</li>\n</ul>\n<p><strong>Customer Service:</strong></p>\n<ul>\n <li>Greet tenants and visitors courteously while performing daily duties.</li>\n <li>Communicate effectively with property management and tenants regarding issues, updates or requests.</li>\n <li>Assist in emergency situations, such as water leaks, electrical outages or fire alarms, as directed.</li>\n</ul>\n<p> </p>\n<p><strong>Qualifications:</strong></p>\n<ul>\n <li>High school diploma or equivalent required</li>\n <li>Previous maintenance, janitorial, or facilities experience preferred</li>\n <li>Basic knowledge of plumbing, electrical, and HVAC systems</li>\n <li>Ability to safely operate cleaning and maintenance equipment</li>\n <li>Proficiency in Microsoft Office Suite (Word, Excel, Outlook)</li>\n <li>Experience with work management or ticketing systems such as Asana preferred</li>\n <li>Strong attention to detail and organizational skills</li>\n <li>Good communication and interpersonal skills</li>\n <li>Ability to work independently and as part of a team</li>\n <li>Physical ability to lift, bend, climb stairs, and perform manual labor</li>\n</ul>\n<p><strong>Preferred Certifications:</strong></p>\n<p> </p>\n<ul>\n <li>OSHA 10 Certification</li>\n <li>HVAC Certifications</li>\n <li>Building Operator Certification (BOC)</li>\n <li>Systems Maintenance Technician (SMT) Certification</li>\n</ul>\n<p> </p>\n<p><strong>Working Conditions:</strong></p>\n<ul>\n <li>Full-time, day shift position;
