    "requisitionDescription": "<div><p><br></p><p id=\"isPasted\" style=\"text-align: center;\">GROUNDS TECHNICIAN AT TRITON</p><p style=\"text-align: center;\">Conventional Property&nbsp;</p><p style=\"text-align: center;\">JOB DESCRIPTION</p><p>&nbsp;</p><p>The Grounds Technician is responsible for maintaining an aesthetically pleasing and functional outdoor space in the whole community including amenities. It is someone who has a passion for working outside, regardless of the weather and they pride themselves in their work. They are physically fit, which allows them to stand, walk or kneel for long periods. They may need to haul heavy bags, operate leaf blowers, and chain saws, which require a degree of strength.&nbsp;The grounds technician should also be able to work early hours in the morning (from 6:30AM) to allow them to complete tasks around events or adverse weather conditions.</p><p>Some of the duties are also inside units and garages, assisting service technicians or office personnel.&nbsp;</p><p>&nbsp;</p><p>Work Hours: M-F: 7:00-3:00 or 8:00-4:00, depending on time of the year and property. Saturdays may be required, depending on the property.&nbsp;</p><p>&nbsp;</p><p><strong>REQUIREMENTS:</strong></p><p>Lift 50 pounds.&nbsp;</p><p>Reach 2-3 ft overhead, climb a 12 ft ladder and walk multiple flights of stairs.&nbsp;</p><p>Physical stamina and the ability to work outdoors in all weather conditions.&nbsp;</p><p>Work independently and as a part of a team.&nbsp;</p><p>Communicate clearly with coworkers and supervisor.</p><p>Valid Driver&rsquo;s license and reliable transportation.&nbsp;</p><p>Excellent attention to detail.&nbsp;</p><p>&nbsp;</p><p><strong>RESPONSIBILITIES:&nbsp;</strong></p><p>Daily cleanup of trash and debris of grounds (including amenity areas, parking area, stairways, and dumpster areas)</p><p>Weekly sweeping and maintaining cleanliness of all amenities such as pool area, basketball court, tennis/pickleball courts, BBQ weekly.</p><p>Pay extra attention to the pool area by straightening up chairs, tables, umbrellas etc.&nbsp;</p><p>Check and secure spa cover twice a day during winter months to ensure the minimize loss of heat and prevent debris getting in the spa.</p><p>Weekly raking of sand/bark in volleyball courts and playground areas.</p><p>Maintain pet waste stations, supplies, and clean up dog droppings.&nbsp;</p><p>Report improperly registered, abandoned or under repair vehicles to management.</p><p>Check sewage lift station, lift pumps, and clear debris when necessary (at select properties)</p><p>Check and replace apartment and carport numbers as needed.</p><p>Maintain stocked supplies in amenity areas: trash bags, hand, and toilet paper dispensers, wipes etc.</p><p>Sweeping of garages.</p><p>Ensure cleanliness of pathway from leasing office to model apartment.&nbsp;</p><p>Ensure property appearance by pressure washing and assisting maintenance with other tasks when needed.</p><p>Conduct and report monthly light audits-replace lights as needed.&nbsp;</p><p>Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good condition and communicate concerns about the physical needs of the property to supervisor.&nbsp;</p><p>&nbsp;</p><p><strong>LANDSCAPING DUTIES:</strong></p><p>Trim and edge all flowerbeds.&nbsp;</p><p>Plant and upkeep seasonal flowers, trees, and shrubs.</p><p>Weed and apply weed preventer.</p><p>Rake lawns/leaves seasonally.</p><p>Check and maintain all downspouts to buildings.</p><p>Repair minor sprinkler system issues and adhere extra care to dry spots in lawn.</p><p>Report larger sprinkler system issues promptly to supervisor.</p><p>&nbsp;</p><p><strong>SNOW REMOVAL:</strong></p><p>Operate snow removal equipment to maintain snow/ice on all walkways, amenity areas, handicapped areas, behind parked cars and spread salt as needed.&nbsp;</p><p>Snow Removal begins at 6:30am during the week and 7:30am on weekends.</p><p>Make repairs on all snow equipment.&nbsp;</p><p>Maintain snow log activity and keep good documentation of all snow removal attempts.&nbsp;</p><p>&nbsp;</p><p><strong>COMMUNITY SECURITY AND PROCEDURE KNOWLEDGE:</strong></p><p>Timely completion of timecard, forms, reports, work orders and training.&nbsp;</p><p>Adhere to key control policies.&nbsp;</p><p>Report incidents/accidents to the supervisor and management.</p><p>Secure and ensure cleanliness of storage rooms/shops/offices and garages to protect assets.&nbsp;</p><p>Report on broken items (fence, gutters, signs, light post, carports, amenity condition etc.) on the property.&nbsp;</p><p>Adhere to all company policies and procedures including OSHA and Fair Housing, Awareness of EMC procedures.&nbsp;</p><p>&nbsp;</p><p>*<em>Please note that the duties and the responsibilities outlined in this job description are subject to change as the needs of the organization evolve.
