You will supervise and direct Service Technicians, Groundskeepers and Housekeeping personnel in the repair and maintenance of HVAC, electrical and mechanical systems, plumbing, cleaning and maintaining of grounds and common areas of the community. In addition to supervising, you will perform general and specialized maintenance and repairs. You must be able to effectively lead and motivate others to perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing’s quality customer satisfaction standards.</p>\n<p> </p>\n<p><strong>Your Responsibilities include, but not limited to:</strong></p>\n<ul>\n <li>Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.</li>\n <li>Hire, train, and develop employees and ensure company policies, procedures and safety practices are applied.</li>\n <li>Coordinate with vendors and contractors for installation, maintenance and repair work.</li>\n <li>Maintain the budget for the department; ensure all projects and scheduling are within budgetary guidelines.</li>\n <li>Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.</li>\n <li>Purchase/order maintenance supplies, materials and appliances in an efficient and cost effective manner. Ensure inventory is appropriately stocked and maintained. </li>\n <li>Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to LMH’s quality standards. </li>\n <li>Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.</li>\n <li>Comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including LMH’s standard operating procedures and policies.</li>\n <li><p>Operate a company or personal vehicle to travel to various locations for work purposes.</p></li>\n</ul>\n<h2>Qualifications</h2>\n<p><strong>What You Need For Success:</strong></p>\n<ul>\n <li>A minimum of 2 years related experience, 2 years in a supervisory role (property management experience preferred).</li>\n <li>Proven ability to effectively supervise and lead a team. </li>\n <li>HVAC and EPA Certifications preferred.</li>\n <li>Advance level of understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.</li>\n <li>Excellent verbal, written and communication skills. </li>\n <li>Outstanding proven customer service skills.</li>\n <li>Basic computer skills (able to operate mobile device, PC).</li>\n <li><p>Must possess a valid driver's license.  Ability to operate a company or personal vehicle or electrical cart.</p></li>\n <li>Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required.</li>\n <li>Must be able to arrive at the property for service requests within 60 minutes.</li>\n <li>Ability to travel to other regional locations for work, training, meetings and other work-related activities.</li>\n <li>Ability to meet the following physical requirements: Independently lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending and kneeling; extensive walking and standing, ability to climb up and down stairs/ ladders.</li>\n <li>Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises. Must be willing to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.</li>\n <li>Ability to safely and successfully perform the essential job functions consistent with ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.</li>\n</ul>\n<p>Pay Range: $75,000 - $82,000 (annual)</p>\n<p>* Medical/Dental/Vision insurance eligible after 30 days of full-time employment.</p>\n<p>**Vacation and sick time are based on the employee's hire date.</p>",
