    "description": "<h2>Job Description</h2>\n<p>The<strong> Maintenance Director</strong> at The Kensington in Walnut Creek, CA<strong> </strong>oversees maintenance, housekeeping services, departmental budget, and operational/safety standards.</p>\n<p> </p>\n<p><strong>What will I do every day?</strong></p>\n<ul>\n <li>Proactively manage the physical condition of the community </li>\n <li>Oversee landscape and grounds keeping maintenance & ensuring safety </li>\n <li>Manage vendor and contractor relationships</li>\n <li>Ensure implementation of Safety & Disaster Preparedness Plan, Policies & Procedures and regulatory compliance (e.g. licensing, OSHA, etc.).</li>\n <li>Procure new equipment, supplies, and/or furnishings</li>\n <li>Maintain inventory of equipment and supplies</li>\n <li>Maintain required records, reports, and equipment/supply manuals</li>\n <li>Participate in all property inspections</li>\n <li>Interview, hire, train, manage and retain highly effective associates </li>\n <li>Prepare a staffing schedule that services the needs of the community while managing labor and material costs</li>\n <li>Execute the apartment turn, apartment readiness, transfer, and move-out processes effectively and compassionately</li>\n <li>Perform other related duties as required</li>\n</ul>\n<p> </p>\n<p><strong>What will I need to be successful in this role?</strong></p>\n<ul>\n <li>Bachelor’s degree preferred</li>\n <li>6 to 8 years’ related experience</li>\n <li>Maintenance Manager, Housekeeping Managament or Senior Living experience is a plus</li>\n <li>Proficient in Excel, Word and other systems </li>\n <li>Must have knowledge of Life Safety systems (fire alarms, fire sprinklers, Ansul) </li>\n <li>Vendor and project management experience</li>\n <li>Security systems, apartment renovation contractors, landscaping, elevator, HVAC PM’s, Tennent Improvement work, pest control, GPO, utilities, etc.</li>\n <li>Be self-starter to manage Capital Budgets and Expenditures and manage projects from bidding to end of job</li>\n</ul>\n<p> </p>\n<p><strong>Special Requirements and/or Certifications: </strong></p>\n<ul>\n <li>Technical training in HVAC, plumbing and construction with three years’ experience preferred, or a minimum of 5 years’ experience in apartment maintenance or related trade.</li>\n <li>Must have knowledge of Asset Management, preventative maintenance, equipment inventory and Work order systems, showing examples of each</li>\n <li>Sales support with apartment turns & renovations, transfers, processing appropriate paperwork, setting expectations for rent ready apartments and unit punch</li>\n</ul>\n<p> </p>\n<p><strong>What’s in it for me?
