    "requisitionDescription": "<div><p data-pasted=\"true\"><em>&nbsp;</em></p><p><strong><u>Trades Maintenance Worker II:</u></strong></p><p>The Housing Opportunities Commission of Montgomery County (HOC) was established in 1974 to better respond to the County&rsquo;s need for affordable housing. HOC is authorized to acquire, own, lease, and operate housing; to provide for the construction or renovation of housing; obtain financial assistance from any public or private source to assist its housing activities; and arrange for social services, resident services, and daycare.</p><p><strong><u>Job Description:&nbsp;</u></strong></p><p>The Trades Maintenance Worker, Level I or II position is responsible for performing all levels of apartment maintenance to include electrical, plumbing, carpentry, appliance repair, exterior upkeep and HVAC on neighboring properties. Will rehab vacant units, perform preventative maintenance on units/systems and troubleshoot/repair air conditioning units and furnaces. Must be willing to work outdoors for long periods of time and perform on-call duties at night and on weekends.</p><p><strong><u>Example of Duties:</u></strong></p><ul type=\"disc\"><li>Perform basic troubleshooting and repairs to heating and air conditioning equipment.</li><li>Correct electrical, plumbing, carpentry, appliance and minor structural problems under general supervision.</li><li>Maintain supplies and parts for building.</li><li>Keep tools and supplies in good working order.</li><li>Assist with rehab of vacant units.</li><li>Clean or replace air filters on a scheduled basis.</li><li>Assist all staff in security of building.</li><li>On-call duty to provide coverage for emergency maintenance service at specific properties</li><li>May be assigned on a rotating basis.</li><li>Perform other related duties as assigned.</li></ul><p><strong><u>Minimum Qualifications &ndash; Trades Maintenance Worker II</u></strong></p><ul type=\"disc\"><li>Three years building/housing maintenance experience.</li></ul><p>Applicant must pass both a written Maintenance Skill Assessment Test (Level II) and a hands-on demonstration of necessary skills.</p><p><strong><u>Education:</u></strong></p><ul type=\"disc\"><li>High School graduation or equivalent.</li><li>At least two years of experience with building/ housing maintenance (this is an entry-level position).</li></ul><ul><li>At least one year of maintenance experience or technical training. This position is open to individuals coming out of technical schools</li></ul><p><strong><u>Knowledge, Skills and Abilities:</u></strong></p><ul type=\"disc\"><li>Basic HVAC skills and the ability to determine when service is needed.</li><li>Plumbing, carpentry and electrical skills.</li><li>Strong English communication skills, both verbal and written.</li><li>Ability to understand and follow oral and written instructions.</li><li>Ability to deal tactfully, effectively and courteously with the general public.</li><li>Ability to use and care for tools, material and equipment.</li><li>Ability to prepare and maintain simple records.</li><li>Ability to frequently lift and carry 50-100 lbs. weight</li><li>Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week as scheduled.</li><li>Must possess a valid motor vehicle operator&rsquo;s license and driving record.
