Under guidance from the Facilities Director and Manager, the Maintenance Technicians will complete routine servicing, building upgrades, and seasonal repairs. This position also performs minor plumbing and electrical duties.</p>\n<p><strong><u>Essential Job Duties:</u></strong></p>\n<ul>\n <li>Performs general maintenance duties such as replacing plumbing fixtures, appliance repairs, moving furniture, painting, general residential repairs</li>\n <li>&nbsp;Performs general carpentry duties</li>\n <li>Performs routine preventive maintenance, as directed by supervisor</li>\n <li>Performs minor building and equipment repairs</li>\n <li>Accomplishes all work in the order of priority set by supervisor</li>\n <li>Cover security shifts as needed</li>\n <li>Assists with snow removal efforts during winter months</li>\n <li>Utilize low speed vehicles (i.e. golf cart) to transport self, equipment and debris across the community grounds when needed</li>\n</ul>\n<p><strong>Other Duties</strong></p>\n<ul>\n <li>On call as assigned, including assisting with unfilled security shifts when required.</li>\n <li>Does routine maintenance on all vehicles when assigned.</li>\n <li>Maintains all tools, equipment and supplies in proper condition.&nbsp;</li>\n <li>Attends in-service training and education sessions, as assigned.&nbsp;</li>\n <li>Performs specific work duties and responsibilities as assigned by supervisor.</li>\n <li>Ability to work independently and with others.</li>\n</ul>\n<p><strong><u>Qualifications:</u></strong></p>\n<ul>\n <li>High school education (Diploma or GED) is required</li>\n <li>Valid Driver License with the ability to pass a Motor Vehicle Report is required</li>\n <li>Familiarity with tablets, computers, and electronic work order system</li>\n <li>Technical Schooling in carpentry, construction and/or background (educational and/or professional) is preferred</li>\n <li>Employment history involving 2+ years of facility maintenance, grounds, construction, or trade-work preferred in a Health Care or Retirement Community preferred</li>\n <li>Painting and sheetrock experience preferred</li>\n <li>Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic is required</li>\n <li>OSHA 10 Certification preferred</li>\n</ul>\n<p><strong><u>PHYSICAL REQUIREMENTS/WORKING CONDITIONS:</u></strong></p>\n<p>Moderate to heavy physical effort; may be exposed to the elements (heat, cold, rain, snow); work in area with high voltage electricity, hazardous equipment and moving parts; work on roof top and other high places; ability to set up and climb ladders safely with tools and equipment necessary for assigned work; must be able to lift 80 pounds; must be able to walk, stand and stoop for an extended period of time (over 80% of the time); exposure to a variety of chemicals and dust daily.</p>\n<p><i><strong>Please Note:</strong>&nbsp;Consideration for an interview requires your work history/resume be submitted with this application.</i></p>\n<p><i>All new hires must be able to pass our preemployment screening process, which includes a fitness for duty physical, criminal background check, drug test and employment references as required by a licensed residential care facility.
