Description
Position Summary The Facilities Technician is responsible for maintaining the overall condition and appearance of the properties. The day-to-day responsibilities will involve various aspects of building upkeep, safety inspections, and support functions. This role performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness and service to the
customers. This individual will maintain a high level of professionalism in addressing facility management issues including response to and resolution of any client requests or concerns. This role will also be responsible for ensuring the facilities are safe and presentable for the customers.
Essential Functions Perform daily facility inspections across multiple locations. Assist customers with general questions, directions, and concerns. Complete corrective/preventative maintenance work orders in a timely and professional manner. Perform cleaning/janitorial functions for offices, restrooms, exterior areas, and interior hallways. Clean storage units after a customer vacates, prepare for the next tenant; including but not limited to disposing of abandoned items left behind by customers on the property. Maintain clean and organized work areas. Maintain general maintenance of property grounds. Maintain supply and materials in stock, organize and replenish. Repair lighting and maintain lighting fixtures, ballasts, and circuit switches. Locate and shut off valves and electrical circuits in an emergency. Operate and perform tests on electronic systems (Fire alarm, security, timers). Clear drainage/sewage stoppages using appropriate equipment and methods for plumbing equipment, i.e., toilets, drains, pipes, sewage, etc. Locate and exercise isolation and shut off valves for plumbing equipment, i.e., faucets, toilets, drains, pipes, etc. Perform wall patching, painting, escalate depending on size of job/location. Perform other duties as assigned.
Other Functions
Attend and actively participate in staff/safety meetings. Schedule larger repairs with vendors and work with facilities team for approval Communicate with Virtual Manager any updates, concerns, and red lock management. Assist with auction process, cutting locks, taking photos. Perform other assignments as needed and/or assigned. Competencies Fluent in English language to speak, read and write clearly Strong interpersonal and problem-solving skills Excellent verbal/written communication skills Proven record of providing excellent customer service Ability to work with minimal supervision
Technical Skills Understand and abide by all applicable Safety Data Sheets (SDS) procedures Ability to use mobile devices to complete task through new apps as technology continues to advance. Knowledge, Skills, Abilities Required High school graduation or equivalent required 2-3 years of general maintenance, construction, or related experience Perform at a semi-skilled level for Electrical, Plumbing, and/or Carpentry Valid Driver’s License and reliable means of transportation; clean driving record; personal car insurance
Position Type / Expected Hours of Work This is a full-time non-exempt position scheduled for 40 hours weekly. Scheduled days can vary Sunday – Saturday, generally not to exceed 40 hours in a week. Some overtime, holiday, or weekends may be required.
Travel This position will require travel between local stores for operating business needs.
Supervisory Responsibilities This position has no supervisory responsibilities.
Work Environment This position operates both indoors and outdoors. Indoor environment may include duties in the office and customer area, as well as storage units. Outdoor environment may include duties for ground maintenance, security checks, garbage and waste management, and securing driveways and walkways. Must be willing to work outdoors in adverse weather conditions.

Bending and Stooping: Frequent bending, stooping, and crouching required for tasks such as inspecting and repairing storage units, cleaning, and retrieving items from low or tight spaces. Climbing and Reaching: Ability to climb ladders up to 6 feet high. For any tasks requiring ladder use beyond 6 feet, a second person must be available to hold the ladder.
