Summary Our Assistant Community Manager co-leads the day-to-day operations of an assigned community including managing the team members, daily activities, and resources of the community to achieve established budgeted financial & operational goals. The Assistant Community Manager will assist to ensure that the operation of the community complies with CS Living policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and other laws and regulations governing multi-family housing operations. Primary Responsibilities Helps to meet targeted revenues by ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits as needed, and assisting with the preparation of monthly financial status reports Helps to oversee the leasing process by approving prospective resident applications, renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and makes sure to post and collect late fees and other charges as allowable and stated in the terms of the lease Responsible for collecting all monies due, and managing delinquencies according to CS Living Delinquency policies and procedures, and does so to achieve or outperform delinquency KPIs as directed by the Community Manager and/or Regional Manager/Director Assists with keeping the RADIX market survey up to date to ensure that current market and economic trends are correctly represented that may impact the community and assists the Community Manager in implementing short and long-range marketing and leasing strategies to achieve the community’s occupancy and revenue goals Promotes resident satisfaction and retention by responding to complaints, questions and requests in a timely manner and taking appropriate action to resolve and address service issues Ensures the community’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests Assists with the conducting of regular community inspections and takes appropriate actions to ensure that the physical aspects of the community, grounds, buildings, and amenities meet established standards for safety, cleanliness and general appearance and appeal Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary Knowledge and Skills Requirements High School diploma, GED, or related experience and/or training Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists Ability to read, write and communicate effectively to comprehend and complete legal documents, sell, and explain apartment features and benefits, and answer questions about the community’s operation Proficient in word processing, spreadsheet, and database management programs to complete required reports and employment documents Strong proficiency in using community management software (preferably Yardi and/or equivalent) Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budget, and other fiscal reporting information Work Hours Will normally work a Monday-Friday schedule with rotating weekends; (hours may vary to meet the business needs of the community). Work Location Onsite at Westbury Creek Apartment Homes (222 Boy Scout Rd, Augusta, GA 30909). Team members work in an office environment, but also may have frequent exposure to outside elements where temperature, weather, odors and/or landscape may be unpleasant and/or hazardous. Routine local travel may be required to make bank deposits, attend training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. The Assistant Community Manager will assist to ensure that the operation of the community complies with CS Living policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and other laws and regulations governing multi-family housing operations.\\n\\nPrimary Responsibilities&nbsp;\\n\\n\\n\\tHelps to meet targeted revenues by ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits as needed, and assisting with the preparation of monthly financial status reports\\n\\tHelps to oversee the leasing process by approving prospective resident applications, renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and makes sure to post and collect late fees and other charges as allowable and stated in the terms of the lease\\n\\tResponsible for collecting all monies due, and managing delinquencies according to CS Living Delinquency policies and procedures, and does so to achieve or outperform delinquency KPIs as directed by the Community Manager and/or Regional Manager/Director\\n\\tAssists with keeping the RADIX market survey up to date to ensure that current market and economic trends are correctly represented that may impact the community and assists the Community Manager in implementing short and long-range marketing and leasing strategies to achieve the community&rsquo;s occupancy and revenue goals\\n\\tPromotes resident satisfaction and retention by responding to complaints, questions and requests in a timely manner and taking appropriate action to resolve and address service issues\\n\\tEnsures the community&rsquo;s maintenance team members comply with the Company&rsquo;s standards with respect to responding and completing resident service requests\\n\\tAssists with the conducting of regular community inspections and takes appropriate actions to ensure that the physical aspects of the community, grounds, buildings, and amenities meet established standards for safety, cleanliness and general appearance and appeal\\n\\tCompletes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary\\n\\n\\nKnowledge and Skills Requirements&nbsp;\\n\\n\\n\\tHigh School diploma, GED, or related experience and/or training\\n\\tDemonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists\\n\\tAbility to read, write and communicate effectively to comprehend and complete legal documents, sell, and explain apartment features and benefits, and answer questions about the community&rsquo;s operation\\n\\tProficient in word processing, spreadsheet, and database management programs to complete required reports and employment documents\\n\\tStrong proficiency in using community management software (preferably Yardi and/or equivalent)\\n\\tDemonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budget, and other fiscal reporting information\\n\\n\\nWork Hours\\n\\nWill normally work a Monday-Friday schedule with rotating weekends; (hours may vary to meet the business needs of the community).&nbsp;\\n\\nWork Location\\n\\nOnsite at Westbury Creek Apartment Homes (222 Boy Scout Rd, Augusta, GA 30909). Team members work in an office environment, but also may have frequent exposure to outside elements where temperature, weather, odors and/or landscape may be unpleasant and/or hazardous.
