Description

Overview Fidelity National Title is seeking an experienced and detail oriented Commercial Title Examiner to join our commercial operations team. This role may be performed remotely or from one of our offices and is ideal for an examiner who thrives in a fast paced, service driven commercial environment.In this position, you will be responsible for examining both basic and complex commercial chains of title, determining insurability, and preparing accurate title commitments, reports, and policies in accordance with company examining and underwriting standards. You will work closely with escrow, underwriting, and legal teams to resolve title issues and support timely, successful commercial real estate transactions.This role plays a critical part in delivering exceptional service to both internal and external customers while ensuring compliance, accuracy, and prudent risk management. Duties • Examine and analyze real estate records, searches, and recorded instruments to determine the condition of title and the effect of encumbrances, including deeds, mortgages, easements, liens, judgments, assessments, and other matters affecting title.• Conduct searches and examinations of basic and complex commercial chains of title in accordance with company examining procedures.• Prepare and issue title commitments, preliminary reports, objection letters, hold harmless letters, and final policies with a high level of accuracy.• Review legal descriptions, make minor corrections as appropriate, and ensure complete and accurate property coverage, including platted and metes and bounds descriptions.• Review ALTA/NSPS surveys and apply survey matters to title commitments and endorsements when applicable.• Review judgment, tax, and special assessment searches and request document copies as needed.• Determine title insurability and identify appropriate curative actions; escalate unusual or complex matters to underwriting counsel or management when required.• Review and respond to title objection letters and assist in clearing title issues to final policy issuance.• Collaborate with escrow officers, closers, underwriting counsel, and other commercial team members to support transactions from commitment through policy issuance.• Apply standard pricing, ensure proper billing direction, and generate commitments and policies with 100 percent accuracy.• Respond promptly and professionally to customer inquiries and explain title findings and requirements clearly.• Maintain compliance with company policies, confidentiality requirements, and customer service standards.• Monitor workflow, manage multiple files simultaneously, and meet established turnaround time expectations. Education High School diploma or equivalent required. Experience • Minimum of 3 years of commercial title examining experience.• Strong knowledge of title examining procedures, underwriting criteria, and the legal effect of real estate documents.• Demonstrated experience examining commercial chains of title and resolving title objections.• Proficiency in reviewing surveys, legal descriptions, judgments, taxes, and assessments.• Experience with metes and bounds descriptions strongly preferred.• Familiarity with SoftPro, TitlePoint, Laredo, SmartView, or similar title systems preferred.• Excellent analytical, organizational, and problem solving skills with strong attention to detail.• Clear, professional written and verbal communication skills.• Ability to work independently, manage priorities, and meet deadlines in a high volume environment.• Commitment to customer service, teamwork, accountability, and continuous improvement.
