Director, Facilities and Office Services - San Jose, CA
The Facilities Director plans, directs and manages maintenance and security of Association facilities, offices and property. This position purchases supplies, services and equipment for CSEA offices and buildings.
The California School Employees Association (AFL-CIO) represents over 250,000 classified school employees who work in 750 school districts in California, making it the largest independent classified school employee union in the country. Our members are paraeducators, administrative and clerical workers, food service, bus drivers, groundskeepers, and maintenance and trades. Our mission is to improve the lives of our members, students and community. We are dedicated to expanding the rights of classified school employees by securing benefits, pensions, protections and funding for the service they provide. CSEA is nearing its 100th year, we are proud to continue operating as an organization with a strong purpose, that is stable and offers generous benefits to our employees.
This key position is highly visible, reports to the Executive Director, and works closely with senior management and Association officers.
Examples of duties and responsibilities may include, but are not limited to, the following:
Manage facilities, buildings and grounds for offices throughout California
Plan, schedule repairs, maintenance, construction or renovation
Coordinate safety, security and maintenance
Maintain HVAC, solar panels, plumbing, elevators, and landscaping
Develop property and space utilization plans
Conduct an annual inventory of Association assets
Maintain disaster recovery plans for physical assets
Manage off-site records retention
File and maintain reports for CAL-EPA and/or OSHA Hazardous Waste Disposal
Supervise custodial staff, contractors and vendors
Purchase, maintain supplies, materials, services and equipment
Write bids, RFPs, obtain quotes, recommend award of contracts
Negotiate capitol purchases and service contracts
Coordinate installation of photocopiers
Maintain fleet of vehicles
Manage budget for repairs, maintenance, contractors, equipment, materials, and supplies
Monitor and approve expenses
Act as liaison for annual property tax reviews
Knowledge of:
Property and facilities maintenance
Construction management
Purchasing
Warehousing, shipping, and receiving
Real estate acquisition, sales, development and management
Building codes and regulations, CAL-OSHA, OSHA, EPA and the ADA
Budgets
Supervision, training and performance evaluation
Microsoft Office 365
Ability to:
Plan and manage projects
Interpret construction documents and blueprints
Evaluate quality and price of products and services and supply sources
Negotiate effectively
Review documents for compliance and accuracy
Maintain accurate records
Prepare budgets
Think, act strategically
Work independently
Communicate clearly and concisely, both orally and in writing
Act as a leader
Build and maintain work relationships
Remain calm and think clearly under pressure
Travel overnight, work irregular hours
Remain on call 24-hours a day in the event of emergency
Experience and Training Guidelines -- Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
Experience
Six years’ experience in facilities, real estate and construction management, including two years of supervisory responsibility
Education
Bachelor’s degree in related field such as construction management, engineering or management
Licenses or Certificates
California Driver’s License and proof of insurance
Ability to obtain a Hazardous Waste Management certification from an OSHA Certified Vendor

CSEA is nearing its 100th year, we are proud to continue operating as an organization with a strong purpose, that is stable and offers generous benefits to our employees.\\n\\n\\nThis key position is highly visible, reports to the Executive Director, and works closely with senior management and Association officers.\\n\\n\\nExamples of duties and responsibilities may include, but are not limited to, the following:\\n\\n\\n\\tManage facilities, buildings and grounds for offices throughout California\\n\\tPlan, schedule repairs, maintenance, construction or renovation \\n\\tCoordinate safety, security and maintenance \\n\\tMaintain HVAC, solar panels, plumbing, elevators, and landscaping\\n\\tDevelop property and space utilization plans \\n\\tConduct an annual inventory of Association assets \\n\\tMaintain disaster recovery plans for physical assets\\n\\tManage off-site records retention\\n\\tFile and maintain reports for CAL-EPA and/or OSHA Hazardous Waste Disposal\\n\\tSupervise custodial staff, contractors and vendors\\n\\tPurchase, maintain supplies, materials, services and equipment\\n\\tWrite bids, RFPs, obtain quotes, recommend award of contracts\\n\\tNegotiate capitol purchases and service contracts \\n\\tCoordinate installation of photocopiers \\n\\tMaintain fleet of vehicles\\n\\tManage budget for repairs, maintenance, contractors, equipment, materials, and supplies\\n\\tMonitor and approve expenses\\n\\tAct as liaison for annual property tax reviews \\n\\t \\n\\n\\nKnowledge of: \\n\\n\\n\\tProperty and facilities maintenance\\n\\tConstruction management\\n\\tPurchasing \\n\\tWarehousing, shipping, and receiving \\n\\tReal estate acquisition, sales, development and management\\n\\tBuilding codes and regulations, CAL-OSHA, OSHA, EPA and the ADA\\n\\tBudgets\\n\\tSupervision, training and performance evaluation\\n\\tMicrosoft Office 365\\n\\t \\n\\n\\nAbility to:\\n\\n\\n\\tPlan and manage projects\\n\\tInterpret construction documents and blueprints\\n\\tEvaluate quality and price of products and services and supply sources \\n\\tNegotiate effectively \\n\\tReview documents for compliance and accuracy\\n\\tMaintain accurate records \\n\\tPrepare budgets\\n\\tThink, act strategically\\n\\tWork independently\\n\\tCommunicate clearly and concisely, both orally and in writing\\n\\tAct as a leader\\n\\tBuild and maintain work relationships\\n\\tRemain calm and think clearly under pressure\\n\\tTravel overnight, work irregular hours\\n\\tRemain on call 24-hours a day in the event of emergency\\n\\t \\n\\n\\nExperience and Training Guidelines -- Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:\\n\\n \\n\\nExperience\\n\\nSix years’ experience in facilities, real estate and construction management, including two years of supervisory responsibility\\n\\n \\n\\nEducation\\n\\nBachelor’s degree in related field such as construction management, engineering or management\\n\\n \\n\\nLicenses or Certificates\\n\\n\\n\\tCalifornia Driver’s License and proof of insurance\\n\\tAbility to obtain a Hazardous Waste Management certification from an OSHA Certified Vendor \\n\\n\\n \\n\\nBenefits of working at CSEA\\n\\nWe offer a dynamic career opportunity.
