Description POSITION: Maintenance Worker/Security Guard, On-Call DEPARTMENT: Facilities REPORTS TO: Administrative Assistant III, SF LOCATION: Native American Health Center, Inc. WORK HOURS: Up to 30 hours per week, 75% FTE, Evenings and weekends as needed STATUS: Non-Union, Non-Exempt POSITION SUMMARY Under the direct supervision of the Administrative Assistant III, SF, the Maintenance Worker (MW) is tasked with assisting in the maintenance and upkeep of the San Francisco building and immediate surroundings. This role involves participating in various maintenance activities, this includes but is not limited to, proper maintenance, repair and renovation. This position performs a wide variety of skilled repairs and construction work in the building, plumbing, carpentry, flooring, furniture, fixtures, electrical/electronic, related equipment and systems. Works closely with AAA III to prioritize maintenance request orders The Native American Health Center is an accredited institution and adheres to the standards of excellence set forth by the Accreditation Association of Ambulatory Health Care (AAAHC) and the Commission of Dental Accreditation (CODA). DUTIES AND RESPONSIBILITIES Maintenance 1. Manage the upkeep, repair, construction for improvement of all building, leased spaces, structural surfaces, and all facility-related equipment and systems of NAHC. 2. Under the direction of the AA III, act as a point person for building matters, ensure the agency is building code compliance. Work with inspectors and other external contractors as needed. 3. Interact and communicate with vendors and contractors including those involved in capital and tenant improvement projects to ensure cost efficiency. 4. Acquire bids and estimates for capital improvements making sure they meet industry standards. 5. Act as day-to-day project manager for major renovation projects by working closely with AAA III and contractors, keeping management apprised of progress. 6. Participate in the planning, design, evaluating and inspection of facility modifications including making estimates on equipment, labor, materials and other costs. 7. Develop preventative maintenance program to troubleshoot NAHC equipment in house, repair where possible. Train and mentor staff as needed in order to perform these skills on a regular basis as applicable. 8. Performs building inspections to ensure that the common areas are properly utilized, orderly, and secure; this includes the interior and exterior of all properties. 9. Develop and maintain an inventory of NAHC equipment and furniture by site and organization. Purchases equipment and services as necessary for operations, maintenance and repairs. Track utilization of equipment and ensure equipment is accounted for at all times. 10. Perform minor to semi-skilled to highly-skilled repair, rebuilding, painting, carpentry, plumbing, basic electrical or construction work. 11. Trouble-shoot or perform maintenance work on various electrical or electronic systems, machinery, and equipment in all NAHC locations. 12. Interact and maintain close working relationships with Site Directors, clinical operations directors, administrative assistants, and facilities staff. Collaborate with administrative assistants to determine timelines and priorities for maintenance tasks. Ensure tasks are completed in a timely manner and communicate updates to administrative assistant. 13. Maintains information about basic structural data, including the location of fire equipment, water main, sprinkler shutoff valve, gas main, fuse box or circuit breaker, and heat controls. 14. Oversee the coordination space allocation and layout of workspaces for employees. Work closely with administrative assistant to ensure that workspaces are ergonomically correct for the individual. 15. Assist in establishing guidelines and best practices policies and procedures for management and employees to facilitate proper and safe use of various equipment and systems. Make recommendations or changes to improve current practices. 16. Meet with administrative assistant to apprise them of facility related issues and updates and for guidance and accountability as needed. Security 17. Patrol premises, actively observe and monitor all visitors to the facility, and address any suspicious behavior that could be in violation of NAHC policies. 18. Assist in de-escalating upset people and if necessary, escort them out of the premises. 19. Work in tandem with the Safety Committee to stay up to date on safety and emergency preparedness principles. Assist NAHC staff and members during an emergency. Maintain order, direct staff and members to safety location and ensure building is evacuated. General 20. The Maintenance Worker/Security Guard may work occasional evenings and weekends to meet project timelines. 21. Employee Safety: Safely performs all duties; follows required protective protocols to ensure personal safety as well the safety of others. 22. Must maintain compliance with ergonomic safety standards; be mindful of posture and regularly practice ergonomic stretches. 23. Quality Improvement: Actively participate in internal quality improvement teams and work with members proactively to drive quality improvement initiatives in accordance with the mission and strategic goals of the organization, federal and state laws and regulations, and accreditation standards, when assigned. 24. HIPAA: Keep all protected health information (PHI) confidential and abide by HIPAA policies for the release and disclosure of any PHI. Will report unauthorized use of disclosure of PHI immediately, to supervisor or HIPAA security officer. 25. Work well under pressure, meet multiple and often competing deadlines. 26. At all times demonstrate cooperative behavior with supervisors, subordinates, colleagues, clients and the community. 27. Other duties as assigned by Supervisor. Custodian As Maintenance Worker, must perform all duties outlined in the Custodian/Security Guard II Job Description Qualifications MINIMUM QUALIFICATIONS 1. High School Diploma or equivalent. 2. Three to five (3-5) years of experience in Facility Maintenance with demonstrated experience in mechanical, building trades, carpentry, painting, plumbing electrical or maintenance work. 3. OSHA and CPR training required annually. 4. Possession of Guard Card or ability to obtain one within 6 months of hire is required. Must be able to meet the Guard Card eligibility requirements listed on the Bureau of Security & Investigative Services. Must be able to maintain a valid Guard Card during employment. 5. CPR certification must be obtained within 30 days and kept current at all times. 6. Must be able to maintain an effective working relationship with those encountered in the course of the work. 7. Must possess a valid California Driver’s license and clear driving record. 8. Must be able to lift up to 50 pounds regularly. 9. Knowledge of the Bay Area Native American community with a commitment to serving Native Americans and other vulnerable patient populations. 10. Must be able to work independently. 11. Lift up to 50 pounds regularly. 12. Must provide TB and Physical clearance prior to start date. 13. Vaccination Level 2: Must be able to provide TB, Physical, seasonal flu and proof of Vaccination immunity for Measles, Mumps, Rubella, Varicella, TDAP & Hepatitis B, prior to start date. If vaccination records are more than 10 years old, titers are required to confirm immunity.
