Description Full-time, regular position, 40 hours per week, 5 days per week. Base pay for this position is $27.60 per hour (or appropriate transfer/promotion rate). Essential duties and responsibilities include, but are not limited to: Work is primarily non-routine in nature due to calls for service, and variety of assigned projects. Performs skilled work in assigned department operations and maintenance, which includes inspecting, installing, and troubleshooting HVAC, and/or related systems. Monitors and troubleshoots assigned systems; processes and responds to work orders to ensure progress, safety, and/or compliance with operational policies and procedures Maintains and repairs assigned equipment as needed; performs ongoing maintenance checks to determine need and ensure operational safety. Maintains a variety of operational records, logs, and reports. Installs, maintains and repairs heating, ventilating, air conditioning and steam distribution equipment and systems to optimize energy use. Operates a variety of equipment such as hand tools, lap top computers and diagnostic hardware to perform work. Monitors, operates, maintains, modifies, troubleshoots, and replaces pneumatic, electronic, and direct digital controls systems for campus HVAC building controls, lighting controls, and building control system network to ensure occupant comfort, space pressurization, improve system efficiency, Operates various measuring, diagnostic and testing instruments. Requisitions material and supplies from stockroom, calls vendors to discuss needs for parts and supplies, and recommends purchases and suppliers. Reads complex blueprints, piping, sketches, schematics and wiring diagrams. Qualifications: Required: Associate degree in Electronics, Building Automation, and or directly related field, or an equivalent combination of training and/or experience. Valid Maine Driver’s license Experience utilizing and or operating a Building Automation System. Experience comprehending and analyzing complex interrelationships between multiple HVAC components. Experience working from drawings, schematics, blueprints and job layouts. Experience working with a variety of hand tools. Must have a valid drivers license. Must possess strong computer skills with Excel and Word. Must have strong interpersonal and verbal/written communications skills. Must have the ability to interact with contractors and commissioning agents to verify systems are installed and operate properly. Preferred: Experience with installation, programming, startup, commissioning, integration, modifying, troubleshooting and repair of one or more direct digital control systems. Experience configuring and integrating various manufacturer graphical user interfaces, network level controllers and field level controllers using BACnet, LonWorks, Modbus and proprietary protocols. Verifiable experience in the repair and maintenance in a large institution or commercial facility with complex infrastructure systems with hands on experience troubleshooting and calibrating pneumatic and DDC building management controls systems. Experience with JCI, Honeywell, Niagra, FX, Seimens, and Carel systems. Customer service principles Specialized equipment and system maintenance and repair Maintenance of related equipment Recordkeeping principles Applicable compliance rules and regulations Inspecting, installing, and repairing systems Communication, interpersonal skills as applied to interaction with coworkers, supervisor, the general public, etc. sufficient to exchange or convey information and to receive work direction Positions in this class typically require: Ability to perform physical activities that require talking, hearing, seeing and considerable and repetitive use of arms and legs and moving entire body, such as reaching, standing, walking, fingering, grasping, feeling, climbing, lifting, bending, balancing, walking, stooping, and handling of materials. Heavy work: The ability to lift up to 50 pounds frequently, and/or in excess of 20 pounds of force constantly to move objects. Lifting and exerting forces more than 50 pounds requires assistance by other employee(s) or mechanical assistance. Individual forces must never exceed 50 pounds.
