          "text": "<p>We are seeking a Project Manager who will manage multiple clients/projects through the regulatory, design, and construction processes on behalf of our Owner clients. This includes project due diligence, scope development, process coordination, code review, design and construction services solicitation, constructability reviews, scheduling, estimating, project monitoring, etc. The Senior Project Manager receives direction from and reports to the Vice President within the J.S. Held Owner’s Representation practice within the Construction Advisory Division.&#xa0;</p><p><strong>Job Responsibilities&#xa0;</strong></p><p><strong>Technical Expectations:&#xa0;</strong></p><ul><li>Oversee the Project team on all aspects of a project from conception to completion, including, but not limited to:&#xa0;</li><li>Permitting</li><li>Conceptual Design&#xa0;</li><li>Schematic Design&#xa0;</li><li>Design Development&#xa0;</li><li>Construction Documents&#xa0;</li><li>Procurement&#xa0;</li><li>Preconstruction&#xa0;</li><li>Construction&#xa0;</li><li>Closeout&#xa0;</li><li>Manage client budget to prevent cost overruns and provide cost savings solutions.&#xa0;</li><li>Schedule analysis – prevent schedule delays where possible and provide opportunities to&#xa0;</li><li>improve on key target dates.&#xa0;</li><li>Regulatory coordination – identify required permits, coordinate schedule, prepare and submit documents, attend regulatory meetings, and represent the client during regulatory processes</li><li>Evaluate contracts – be knowledgeable of AIA standards and documents.&#xa0;</li><li>Participate in client management activities such as regularly communicate and address&#xa0;problems directly, agree on strategy, goals and timelines while keeping the appropriate team members engaged and involved.&#xa0;</li><li>Develop as a leader and begin to manage consultants and their work product.&#xa0;</li><li>Mentor consultants at JSH as they assist on the various projects they have been assigned.&#xa0;</li><li>Travel both locally and throughout the US.&#xa0;</li></ul><p><strong>Performance Expectations:&#xa0;</strong></p><ul><li>Utilization of 1,720hrs allocated to billable client work, unless adjusted by your supervisor&#xa0;</li><li>Establish a professional network&#xa0;</li><li>Work independently with client&#xa0;</li><li>Work collaboratively with internal team members&#xa0;</li><li>Draft work product independently&#xa0;</li></ul>",
